"Very high pressure sales. For your own sake have cameras rolling during sales pitch. Don’t let them make you believe that the installation is done by Erie. Totally subcontracted. Talked us into choosing them even though they were 7k higher than other roofers with the promise of higher quality service that didn’t happen, job site was a mess had to inspect gutters they were not cleaned. They came back out cleaned said it was done got back up on ladder gutters still full and found damaged siding on back of chimney. After filling with BBB repairs and cleanup were done just not worth the higher price. Price started at $26 a square for metal and $15. For fiberglass after 4 hours of sales it came down to $21 metal and $10.5 a square foot fiberglass. I surely have buyers remorse hopefully this review helps someone in their decision. Also suggest reading this [*** Link removed ***] prior to reading all the A+ ratings on BBB Also make sure proper permits were pulled they did not pull one till after the install when I questioned it. Good Luck"

Building up by adding square footage to the top of your home is often less expensive than adding a basement, but it depends on the specifics of your house, your property, and supply costs. Because building a basement requires excavation, it can be a more expensive option than building up.

You should plan on waiting at least a year and ideally two to three years after construction before finishing your basement. This will give the foundation time to settle in response to the weight of your home and the expansion of the surrounding soil. You can then repair your foundation and seal any cracks as needed before finishing it to reduce your risk of future leaks or other issues.

Egress windows or doors are required in finished basements to meet safety and building codes. If your basement is unfinished and used as a storage space, egress windows are not required, but anything considered a habitable space must have an additional point of egress in addition to the stairs.

Yes, adding a walkout basement will usually bump up your property value. Most homeowners prefer walk out basements because the exposed wall that’s level with the ground provides more utility via a ground-level exterior entrance, and they can fit full windows, which adds natural light and ventilation to the basement area. The only exception might be in areas prone to tornadoes, as walkout basements aren’t as safe as regular basements during a tornado, particularly if they include large windows or glass sliding doors.

A walkout basement is considered to be partially below grade because at least one wall is entirely exposed. In some cases and in specific municipalities, inspectors and appraisers will still count walkout basements as below grade, which means the space can’t serve as living space or be rented out. If you intend on using the area as living space or a separate apartment, you should check with your local building department to make sure it’s legal to do so.
