"First the problem was identified. I thought I had only 1 crack, but I was only seeing the "relief" crack. The big crack in the foundation was hidden behind wood paneling. The work was done to fix the cracks & provide proper foundation drainage. Because the main crack was around part of the basement window casing, at my request, they replaced the window. Also @ my request, they replaced my sump pump (which was about 20 years old). The work was very professional. They were prompt, thorough, very neat; the work was done in about 2 & 1/2 days.  Everything was explained to me. The added work was my idea, not something even brought up or "pushed" by the company. When the problem was identified, all possible solutions were discussed. I was very pleased with the work done. It has been a year and a half since the work was completed, and my basement is dry, the cracks remain sealed, and I have a very nice looking new basement window.

"Here’s a polished version you can use for a review or post: Frankie’s Landscaping did an outstanding job rebuilding my retaining wall. Their crew showed up ready to work and immediately got started removing the old wall and carefully leveling the area before the rebuild. The attention to detail and professionalism really stood out throughout the entire process. The finished wall looks fantastic and was done right the first time. Top-notch work—I highly recommend Frankie’s Landscaping!"

"Veneer Building Stone was applied to our home foundation and surrounding front and back porches. Porch surfaces were overlaid with cement and a pattern was applied. A portion of the driveway apron was removed and new was installed to replace the damaged section, and the front sidewalk was resurfaced. All work was done to our satisfaction. The workmen were craftsmen, reliable, and trustworthy. This project improved the appearance of our home and is value added. We recommend Madison County Custom Concrete to those wanting quality masonry work."

Masonry questions, answered by experts

Create a seasonal schedule to monitor your property for necessary masonry work. In early spring, inspect exterior brick for crumbling mortar and flaking faces caused by winter freezing. After heavy spring rains, check basement walls for white salt deposits. During the humid Alton summer, remove harmful moss or vines from your brickwork. In early fall, point all downspouts away from the foundation to prevent winter ice damage.

Helpful?

Assess your property's geography and history to identify potential complications for masonry work. Sloped bluff properties in Alton require specialized shoring for retaining walls. Historic brick homes demand traditional lime-based materials, as modern cement destroys soft antique brick. Properties in riverfront flood zones face strict elevation and structural regulations. Finally, shallow bedrock and unpredictable fill soil make foundation excavation extremely complex across the entire IL region.

Helpful?

For masonry work in Alton, you will find several distinct types of professionals. General contractors handle standard brick and stone projects. Tuckpointing specialists focus on repairing mortar joints damaged by freezing weather. Chimney professionals manage flue and brick repairs. Structural professionals address foundation issues alongside engineers. Hardscape contractors build patios and retaining walls. Finally, restoration specialists work on historic IL properties using traditional lime-based materials.

Helpful?

Inspect your home's age and layout before starting masonry work. In older IL homes, brick repairs frequently disturb connected plaster walls, causing interior cracking. Chimney repairs alter furnace flues and create carbon monoxide hazards, requiring an immediate flue inspection. Foundation excavation risks severing buried plumbing lines or hidden knob-and-tube electrical wiring. Always contact the state utility locating service before digging to prevent severe infrastructure damage.

Helpful?

Look closely at the specific damage on your Alton property to determine the right professional. Crumbling mortar or flaking brick faces require masonry work. White powdery residue indicates water intrusion, requiring both masonry and drainage repairs. Stair-step brick cracks or horizontal basement wall fractures point to serious foundation movement. You must hire a structural engineer to assess these severe cracks before scheduling any brick repairs.
