With over 10 years of Commercial and Residential carpentry and roofing experience Lucas Casper founded Casper Building Services, LLC in 2017 to meet the carpentry, construction, and remodeling needs of Cedar Rapids, Iowa City, and the surrounding communities. Licensed and Insured.

"Excellent! I gave him a very rough drawing of what I was hoping for and he was able to reproduce exactly! He even had some cost-effective tips for building, such as customizing a premade cabinet instead of making one from scratch."

Thomas Dostal Developers is a full service builder, developer and remodeler. We build 32-38 homes a year. We have multiple remodels per year. Thomas Dostal Developers has access to preferred financing for our customers.

"I purchased a home from Randy Dostal in 2008 and was pleased. When I decided to have him build me another home I expected to be pleased. I have turned out to be VERY displeased. It was all going okay until after the build was completed and I closed on the loan. THEN, I found out there were multiple bills that were never sent to me after OVER 90 days later! Needless to say this put me in a very bad position. The contractors still have to be paid but the loan is closed. I got confirmation in writing that there were no more bills at completion and prior to closing on the loan. He misinformed me and one of the bills he NEVER sent to me, I had to get it from the contractor... After all this happened Randy Dostal refused to take responsibility for the mistakes or give any type of refund for the fee paid for building the house. Randy Dostal flat out made mistakes and does not care about correcting them. BEWARE: If you are looking to use Thomas Dostal Developers to build anything this could happen to you! Mistakes were made and there is no regard for correcting them or for the satisfaction of the client! It has been very disappointing! this whole thing put me in a really bad situation! I would recommend ANY other builders over Thomas Dostal Developers."

Sunrooms and Patios questions, answered by experts

Yes, porches require foundations. The type of foundation required, however, is determined by the type and use of the porch. For example, a screened-in porch won’t require a new cement foundation. However, if you turn your porch into a sunroom or plan on making it a living space, then chances are you need a foundation that’s more permanent than piers and posts.

A 12-foot-by-12-foot porch is a 144-square-foot porch. It costs about $5 to $7 per square foot to add a screen. So, you’ll likely pay between $700 and $1,000 to screen in your porch, depending on the type of screen you choose. If you’re starting from scratch, building a new 12-foot-by-12-foot screened-in porch will cost about $6,400 to $18,300.

A lanai is a covered patio with open walls, while a Florida room has sides made of mesh screens or windows, with or without partial low walls. In addition, lanais often use concrete or other patio flooring, while Florida rooms may have more indoor-style flooring like tile or wood. Both allow you to enjoy the outdoors without being in the direct sun, but a lanai doesn’t offer any barrier against insects or debris.

Yes, it can be worth screening a porch if you live in an area with beautiful weather, since it allows you to enjoy your outdoor space longer in the spring and summer. The additional protected space may even attract more prospective buyers if you intend to sell—especially if you add seasonal features, like a ceiling fan for summer or a heater to winterize your screened porch.

Creating a screen room is one of the most cost-effective ways to enclose a patio so you can still use it in the winter. Most screen rooms aren’t insulated, so you’ll need to wrap up warm or use patio heaters in winter. Also, be aware they might not hold up well if you live in a location where heavy snow is common.
