We initially contacted just the top two Foundation Repair Experts listed on Angie's List because we can't afford to have our home repaired by anyone who lacks the proper credentials, staff, tools, training, techniques, supplies, 25 year transferrable warranty, and the hands on experience to deliver all services as promised. We are extremely pleased with the final results to take back our homes basement from poor workmanship done by the original builder and owner of our home back in 1979 We purchased the home in 2001 and unknown to us the foundation had been placed on top of clay based sub-soil which was an acceptable building practice back in 1979. Today's building codes prohibit this careless and costly practice of home site preparation for the homeowner. Water damage to a foundation often starts as a slow leak or water vapor problem that worsens over the course of months or even years. The speed at which foundation leaks worsen depends on a few factors, including your climate and location, the soil composition around your home, the foundation drainage system you have in place, if any, and the type of foundation you have. Even if you have a minor issue that’s slow to develop, it’s best to have a professional address the issue immediately.

Foundation problems are costly to repair, but if you already own the home, you can either handle the issues or allow the property to (literally) sink into disrepair. The opposite is true when buying a home. Walk away if the seller refuses to lower the asking price once foundation issues are exposed or if they refuse to handle the problems before the completion of the sale.

Some foundation repairs are permanent, like underpinning and exterior drainage systems like the French drain. These fixes address the underlying problems—insufficient support from the soil and hydrostatic pressure on your foundation walls, respectively—so they can last for many decades, making them “lifetime fixes.” There are other solutions to address these issues that will last for up to a decade, making them temporary. These include slabjacking to raise concrete slabs back into place and dampproofing to reduce the water in the soil that interacts with the concrete foundation.

No, hairline cracks in concrete are generally not a problem as they do not impact the strength and longevity of the concrete. Generally, cracks less than 0.3 millimeter wide don’t impact the structure. Hairline cracks can grow over time and weaken the structure, such as in a home foundation. Some hairline cracks can also cause leaks in a foundation. It’s important to watch the cracks to see if they grow. Contact a concrete contractor if you notice cracks exceeding 0.3 millimeter wide.

A leak under your foundation from a water supply line or sewage line is likely to lead to water pooling on certain areas of your property during rainfall, abnormally fast-growing or green grass in certain sections of your lawn, and differential settlement of your foundation, which can result in large foundation cracks, windows and doors failing to operate properly, a wavy or sloping roofline, or damages or irregularities in your interior walls, including cracks and bulging.
