"Crawlspace Medic - Augusta recently worked on our crawlspace. We were having moisture and water issues, a moisture barrier we previously put in had almost disintegrated, and originally-installed insulation was falling down. Kevin did a thorough inspection and gave me a comprehensive estimate, and his crew arrived timely and went right to work. They constructed a French drain within the crawlspace to drain off any water that would collect under the house, installed new insulation between all floor joists in the crawlspace, and installed a new, white 10-mil vapor barrier throughout the crawlspace. They taped over the seams and spiked the vapor barrier. We had previously installed an exhaust fan. They cleaned up the debris, and the crawlspace looks better than it ever has since we built our home in 1996. They worked continuously and did an excellent job. Tanner was very conscientious and came back to finish up. We are very pleased with the work they did on our home and feel so much better and secure about our crawlspace."

No, hairline cracks in concrete are generally not a problem as they do not impact the strength and longevity of the concrete. Generally, cracks less than 0.3 millimeter wide don’t impact the structure. Hairline cracks can grow over time and weaken the structure, such as in a home foundation. Some hairline cracks can also cause leaks in a foundation. It’s important to watch the cracks to see if they grow. Contact a concrete contractor if you notice cracks exceeding 0.3 millimeter wide.

Although it is possible for a house to collapse from a sinking foundation, it will likely take many years, and signs of major issues will be apparent for a while. Homes on hillsides or in areas that experience frequent washouts are at a higher risk of collapse. Still, barring a natural disaster or extreme circumstances, houses are unlikely to fully collapse from foundation damage.

Foundation settling is normal and expected if just a small amount of settlement occurs within a year or so after construction. This usually results in hairline cracks in the foundation, which aren’t typically a problem. If settlement occurs years after construction, unevenly under your home, or results in signs of structural damage, then it could be very serious. Although some concrete cracks are cosmetic, others can be more serious. Cracks wider than ⅛ inch or that extend through the slab are serious and can cause structural damage.
