"John Scott Roofing proved to be a very experienced, honest and reliable company. The attention to detail and professionalism makes this roofing company a cut above the rest. They have quality installation practices and all of the crew members were polite and hard working. I had gotten 4 roof replacement estimates...John Scott roofing was competitive in pricing, my husband and I are extremely happy with our new roof. Excellent customer service, work was done on time and they did a great job with clean up. We highly recommend John Scott Roofing, they are the best!"

"Our experience in working with RoofElite to replace the roof of our home could not have been better! Mitch was extremely helpful and professional, and kept us informed throughout the process. The crew arrived as promised on time, and completed the roof- along with significant trim and careful wood replacement- within two days. His knowledge and experience was evident- the result- an efficient delivery of the project, on time, within budget, and our new roof exactly as promised! It looks great! If you are looking for a reliable and professional roofing company that will complete your project as promised, within budget, on time, I recommend RoofELite."

"Decided to have my roof replaced. Westfall had done a few roofs in my neighborhood and the neighbors were happy with their work. They were extremely communicative and on time! New roof looks great. It is a messy job, but they thoroughly cleaned up the roof, yard and made sure no nails around home. Thank you Mark and the team for a great job!!!"

"I used this firm last month when my roof started leaking, and I cannot thank these lovely folks enough for repairing my roof so quickly. They got immediately to work after describing what needed to be done, and their work did not disturb us in the least. It was also really comfortable, and the staff was extremely pleasant! I wish I could give it a higher rating than five."

"We had two small areas where our tile roof was leaking, nothing major. We did a great deal of research and had several companies give opinions and quote. Roofing RX was extremely knowledgeable and took the time to explore all options. Their company focuses almost exclusively on tile roof repair. They did an OUTSTANDING job, we are EXTREMELY pleased with the work done. The price was very fair as well. In a world where so many companies are looking for a quick buck with inflated prices or claim you need a whole new roof, Roofing RX is a family business with the highest quality and ethics. HIGHLY, HIGHLY recommended!"

"Jon Starry of Classic Roofing orchestrated our roof replacement from initial inspection, insurance, in-process and final inspection with city and insurance company. Having been a roofer himself and now a supervisor, he is knowledgeable in aspects of a roof replacement. We were extremely grateful and pleased with Jon! We have a 2,800 sq. ft. two story house with a high roof. We chose the GAF architectural, charcoal colored shingles and couldn’t be more pleased. Classic Roofing installed the peel and stick underlayment which adds another layer of waterproofing. The workers were hard workers, courteous and careful not to damage our landscaping. However, one of the old shingles accidently hit and damaged one of the landscaping lights. Jeff of Classic Roofing promptly arranged with Designing Elves to inspect and replace the light. We received a wind mitigation inspection and obtained an additional discount on our homeowner’s insurance. We highly recommend Classic Roofing and Construction with no reservations!"

Roofing questions, answered by experts

Most traditional lenders will not loan against a house with a leaking roof, and some lenders won’t lend against a home with a roof near the end of its lifespan. If the roof on your new home is in poor condition, you may need to have the seller offer a credit for a roof replacement after closing, or you can opt for a renovation loan—also called a 203k loan—to bundle the house and the roof replacement into one loan.

Yes, an underlayment is required for metal roofs, especially when installed over an indoor residential living space. This underlayment acts as a protective barrier between the metal roofing and the roof deck. Common materials include tar, asphalt felt, or woven synthetic polymers. Depending on local building codes, existing shingles in good condition may also suffice. A quality underlayment is crucial as it provides protection against water intrusion, improves energy efficiency through insulation, helps absorb sound, and ultimately extends the lifespan of your roof.

The best material to sheath a roof will depend on your budget and if you require the strength of more robust materials. For most homes, the added strength is unnecessary, and oriented strand board, or OSB, makes sense. It’s inexpensive and robust enough for most roof types. Another popular but slightly more expensive option is plywood.

Stripping existing shingles and installing a new shingle roof takes a professional one to two days, and sometimes up to three days for larger roofs. Additional safety measures necessary for steep roofs can extend the timeframe even further, as do added measures, like replacing roof decking or reinforcing your roof structure to support heavier materials like slate or clay.

The length of time you can leave a leaking roof before it causes damage will vary greatly depending on a variety of factors. The best approach when it comes to roof leaks is to play it safe and fix it as soon as possible, whether you take the DIY route or hire a roofing professional to inspect, diagnose, and repair the problem.
