"I recently used Forrest & Son Contracting (Roofing Repair) to repair my roof. The estimator clearly pointed out the issues readily noticeable and once upon the roof, identified others likely to occur. First, one tile was completely missing, and others misaligned occurring from an unknown circumstance. There were visible signs of tile shifting and material breakdown at the peak which needed to be replaced. Henry Forrest and his team did an amazing job! I am grateful for their many years of experience in the east valley."

"Excellent! We found G&G on Angie's List several years ag Theo and they correctly repaired two broken roof tiles. Now, there appeared to be cracks in the mortar holding various other tiles together, possibly resulting in water leaking through the roof. G&G arrived on short notice during the New Year period, inspected the entire roof and reported no damage or threat of leakage. The technician explained his findings and determined there's no problem at all. Big relief for us!"

"Andy, Chris, Daisy, and the 7-man roofing crew were professional, knowledgeable, and friendly. They did an outstanding job, excellent price, and not one piece of roofing material or nails in the flower beds or lawn. Andy and Chris kept in communication with me throughout the entire project. They also took care of the new gutters for me. Absolutely no hesitation in recommending Florida Top Shield Roofing!"

"Shout out to Tom Scarbough of Elo Restoration for helping me get a New Roof!!! Nobody wants to deal with insurance companies and roof inspectors, and may even miss out on getting a new roof when you are totally (and legally) eligible (you do pay your insurance premiums, for years, and storms have wrecked havoc on our properties all along the east coast) and we usually never get anything for it. Tom is a close friend and he and Elo owners are members of my local church. My experience with them from the moment I mentioned "I need help getting a new roof" was a seamless process of getting a beautiful new roof (and only paying my small deductible). They actually found much more damage than I realized and saved me a lot of frustration in my future. If you believe you might have room damage, or are not sure, just give Tom a call. Myself and others have had a great experience and you too may very well deserve to have a beautiful new roof and get something for the years of paying premiums. If you have questions from me, feel free to contact me as well. Lastly, I can't speak highly enough about Tom who became my advocate from the moment I said "I need help" to the last day of checking up to "make sure I was happy". Thanks Tom!"

Roofing questions, answered by experts

Roll roofs don’t last as long as traditional roofs, like those made of asphalt shingles. A roll roof typically lasts between five and 15 years, whereas a shingled roof will last between 20 and 50  years. Modified bitumen roofs are similar in look to rolled roofing but have a 12 to 15 year warranty.

Thatched roofs are expensive for two main reasons: high labor costs and low supply of available roofers. The labor is more intensive for a thatched roof than other roof materials, so your contractor will work longer and charge more for the installation. There are also few professionals with the specialized skills and experience to install thatched roofs. Since the supply of available professionals is low, the cost of compensation is high.

A chimney cap costs about $300 on average to install, with prices ranging from $75 to $1,000. The final cost depends on several factors, including the professional you hire, the accessibility of your chimney, the cap's material and size, whether any repairs are needed, and if it requires custom fabrication. Chimney caps are usually made from galvanized steel, stainless steel, or copper. Copper caps are the most expensive, followed by stainless steel and then galvanized steel. Excluding labor, average material costs are around $100 for galvanized steel, $250 for stainless steel, and $600 for copper. You may also face additional costs, such as hiring a chimney sweep to clean the chimney before the cap is installed.

Rain shouldn’t come in through your ridge vents unless your vents are damaged or the rain is accompanied by very high winds. Most ridge vents use flashing or baffling to keep out rain, snow, and debris. If your ridge vent isn’t baffled, rain is more likely to enter your attic, so ridge vents with baffles are a better choice in areas with regular rainfall.

The lifespan of an impact-resistant roof averages 30 to 50 years, depending on the quality of the shingles and the amount of wear and tear it endures. Some high-quality shingles may last even longer. For comparison, a standard asphalt roof lasts about 20 years, so choosing an impact-resistant option can increase your roof's lifespan by 50% or more, particularly in regions prone to extreme weather.
