"They did a great job and found many issues with home.  Of course the seller and their realtor doubted the validity and cost estimates provided by the inspectors (who are not licensed electricians or plumbers) but I later had a plumber and an electrician inspect the house and they both confirmed the home inspectors were correct regarding the issues they reported and the price estimates provided.  The price was a little high but they sent 3 guys out and they were there for a few hours.  The report included many photos.

"Cesar was highly attentive to my needs from the start. The initial consultation was straightforward and to the point, exactly what I was looking for. I explained what I required, and he provided a quote based solely on that. Unlike others who tried to upsell me on unnecessary services, Cesar stuck to the essentials. I hired him, and the job was completed within 48 hours. The work was top-notch, efficient, and well-done. He was easy to work with, and I’m very satisfied with the outcome."

Radon Detection and Reduction questions, answered by experts

If high radon levels are detected, steps include sealing entry points, installing a mitigation system, and retesting the air regularly to ensure reduced levels.

The soil beneath your house is most likely what’s causing an increased level of radon. This is because soil holds radioactivity for a long time and it’s also what most buildings are built on. Another common source of radon is water from a source that hasn’t been through periodic radon tests, such as well water. Over time, the radon from the soil can inhabit other parts of your house like the foundation or plumbing.

The cost for a radon mitigation system typically ranges from $800 to $1,500, with an average around $1,000. The final price depends on several factors, including the size of your home, the severity of the radon issue, and the type of system required. Your home's foundation type also significantly impacts the cost. For example, sealing and ventilating an unfinished basement might cost around $4,600, while encapsulating a crawl space without a foundation slab can range from $1,500 to $15,000.

You'll need to test your home for radon after installing the mitigation system, then again every two years. If radon remains elevated, contact a licensed radon professional, either the contractor who installed the system or a different one, and have them evaluate the system. They may need to make some changes to improve its effectiveness and performance.

Radon enters your home when warm air begins to rise and exits through the roof, creating a vacuum that pulls cooler air from under the foundation. Part of that air is radon, which is an invisible, odorless gas that develops naturally when radioactive particles are deep within the ground. Those particles usually come from decaying matter in soil and rocks.
