"Clayton was very professional and helpful. The original purchase didn?t happen. Clayton was able to quickly get us scheduled for the 4-point manufactured home inspection which he quoted $450. He explained the inspection would be top to bottom and thorough. He took a lot of pictures and used a drone for the roof. He said for safety reasons he could not access the underside of the home because of possible damage to skirting or injury to himself. He told us what payment forms he accepts, and we paid him $450. He said would send us a email report, but the home looks good no reason for us not to complete our purchase. The report was only pictures with color-coded and Green meant good. I asked for a narrative report and he said there isn?t one. Kin insurance company said their underwriters require the roof is inspected by a licensed roof inspector that cost us $7k+. I told Clayton roof had to be replaced and asked if we should get a refund or partial one. He said he?d call back. Never did."

"Steve came from a different town and he did not charge more for that. He encouraged that we were there in case we had any questions. He was very knowledgeable and he is an expert in what he does. I really liked that he went above and beyond by doing things he was not supposed to just to help me. It is rare to find people with his attitude nowadays."

"Inspection Report -- Comprehensive with good photo documentation and additional helpful 'general' knowledge (ex. diagram of roof system, making clear the components referred to in the report). An added plus, he is a general contractor so has that experience behind his recommendations. Customer Service - Excellent. Easy to reach by phone and email. Clearly outlined process so I knew what to expect. The report was emailed to me within 48 hours of the inspection. We are real estate investors from out of state so it's important for us to find a reliable expert to do a final inspection before closing on a property. We have several other new constructions in progress in his service area and will use him again for those inspections when the properties are ready to close. Wish we had someone this good in the other states where we invest!"

Home Inspection questions, answered by experts

Several government-backed lending programs can help first-time home buyers purchase a home with little money down. FHA, USDA, and VA loans are options for qualifying borrowers, though many conventional mortgage lenders will lower down payment rates to as low as 3 percent.

Yes, you may still qualify for a home insurance policy if your property doesn't pass an inspection. Your insurer may ask you to resolve certain issues in this situation. Other options are getting a quote from a different company or applying for coverage through your state's Fair Access to Insurance Requirements (FAIR) Plan.

It can be safe to buy or live in a house with knob and tube (K&T) wiring, but only if the system is in good condition, functional, and has been thoroughly inspected and approved by a licensed electrician. Never purchase a home with K&T wiring without getting a professional electrical inspection first.

Key considerations include:

  • Safety and Condition: An inspector will verify that the wiring is safe and has not deteriorated. Over time, the insulation can wear away, leaving exposed wires that pose a significant fire or shock hazard.

  • System Capacity: The electrical service should be at least 60 amps. However, even at this capacity, K&T systems often struggle to handle the demands of modern appliances and electronics.

  • Lack of Grounding: Knob and tube wiring is an ungrounded system, which is a safety concern for many modern devices.

  • Ongoing Maintenance: If you live in a home with K&T wiring, it's recommended to have it inspected by an electrician every one to two years to ensure it remains in safe working order.

Ultimately, any inspection or modification of a knob and tube system should always be performed by a certified professional.

Homeowners insurance may cover chimney leaks, repairs, or replacement, but coverage depends on the cause of the damage. If the chimney is damaged by a sudden, covered peril like a lightning strike, storm, hail, fallen tree, or an unexpected fire, your policy is likely to cover the costs. However, insurance generally does not cover damage resulting from normal wear and tear, old age, or a lack of proper maintenance, such as failing to perform regular cleanings and inspections. If a fire or other damage is caused by a known issue you didn't address, the claim may be denied. Additionally, some policies may have specific exclusions for events like high winds or earthquakes.

Experts suggest your HVAC system should be inspected once per year. If you’re buying a new home, it’s also a good idea to have the house’s HVAC system professionally checked before the final sale. For HVAC systems older than 10 years, it’s recommended they are inspected twice per year. If you suspect a problem, you should schedule an inspection, even if you’ve already had one this year.
