"Highly Recommend! Excellent Home Inspection! We had an outstanding experience with Reliable Home Inspections 1973 and Inspector Dennis Cwalina. Dennis was incredibly punctual and maintained a high level of professionalism throughout the process. The inspection was extremely thorough, and the final report was exceptional: well-detailed, easy to read, and delivered quickly (less than 24 hours). The customer service was top-notch, and the price was excellent for the quality of work. We are 100% satisfied and highly recommend Reliable Home Inspections 1973 and Dennis Cwalina for peace of mind."

"Inspection Report -- Comprehensive with good photo documentation and additional helpful 'general' knowledge (ex. diagram of roof system, making clear the components referred to in the report). An added plus, he is a general contractor so has that experience behind his recommendations. Customer Service - Excellent. Easy to reach by phone and email. Clearly outlined process so I knew what to expect. The report was emailed to me within 48 hours of the inspection. We are real estate investors from out of state so it's important for us to find a reliable expert to do a final inspection before closing on a property. We have several other new constructions in progress in his service area and will use him again for those inspections when the properties are ready to close. Wish we had someone this good in the other states where we invest!"

Home Inspection questions, answered by experts

You can call a professional septic company to inspect your tank and leach field if you suspect too much weight has been on it. An inspection is a good idea if you recently purchased the home and the septic system isn’t working like you expected. The professionals can determine whether a previous owner damaged it by placing too much weight on it.

A sagging, cracked, or uneven foundation, worn or outdated electrical systems, poor plumbing, and slow sewer lines are all common deal breakers that stem from home inspections. Musty odors, uneven floors, and sticky doors and windows may also be deal breakers that will tell you when to to walk away from a home inspection.

Generally, no. Most homeowners insurance policies will not cover polybutylene pipes because they are considered defective and high-risk. Damage from these pipes, such as leaks, may not be covered as it often doesn't fall under the category of "sudden and accidental" damage. Some insurance companies may even threaten to terminate a policy if the pipes are not replaced. While you should review your personal policy for specific details, you will most likely need to pay for the pipe replacement yourself. It is advisable to prioritize repiping your home to avoid costly, uncovered water damage.

Yes, professionals use chimney cameras to detect hidden damage and blockages.

A mold inspection, especially in homes with a history of water damage or high humidity, is critical for maintaining a healthy living space. Mold can cause respiratory issues, allergic reactions, and other health problems, particularly for individuals with asthma or weakened immune systems. Unchecked mold growth can lead to structural damage, resulting in costly repairs. A thorough inspection identifies visible mold and uncovers hidden sources to allow for timely remediation, preventing further damage and health risks.
