"Inspection Report -- Comprehensive with good photo documentation and additional helpful 'general' knowledge (ex. diagram of roof system, making clear the components referred to in the report). An added plus, he is a general contractor so has that experience behind his recommendations. Customer Service - Excellent. Easy to reach by phone and email. Clearly outlined process so I knew what to expect. The report was emailed to me within 48 hours of the inspection. We are real estate investors from out of state so it's important for us to find a reliable expert to do a final inspection before closing on a property. We have several other new constructions in progress in his service area and will use him again for those inspections when the properties are ready to close. Wish we had someone this good in the other states where we invest!"

"Derek came out and inspected a home that I was considering purchasing and saved me a ton of money thanks to him. I would’ve never caught the potential $30,000 worth of repairs that there is no way I could ever afford. Thank you, Derek!"
Sylvania electrical panels, particularly those from the Zinsco-Sylvania line, have major design flaws that can lead to overheating, melting breakers, and fire hazards. These issues stem from a faulty internal bus design that can cause loose connections, electrical arcing, and breakers that may fail to trip during an overload.

Home Inspection questions, answered by experts

Closing out an open building permit requires that you have your professional schedule a final inspection of the work they completed. In some cases, like a roof replacement or solar installation, a building inspector from your local municipality may just carry out a drive-by inspection. In other cases, like new construction or a change to interior plumbing or electrical work, the inspector might need to gain access to your home to confirm that the work was done in accordance with the local building code.

You know if you have a skunk hole if you can smell the skunk’s musk. Skunks have a strong odor even when they aren’t spraying due to threats, and you may smell it coming from under a building or another hiding spot, such as a shrub or wood pile. They may also dig shallow holes around a lawn in search of food.

The difference between an energy auditor and a home inspector is primarily in the purpose of the inspection. The energy auditor conducts tests in your home to determine the energy efficiency levels in areas like windows, insulation, and doorways. The auditor then makes recommendations for ways to improve a home’s energy efficiency

A home inspector examines various structures of your home to determine that everything is up to code and gauge the condition of features like the roof, foundation, HVAC, and electrical. The home inspector reports on the overall home and makes repair recommendations.

By nature, two-prong outlets aren't grounded—but the box they run to might be, which makes them safer. The safest way to test if an outlet is grounded is to purchase a circuit tester, which cost about $20 at home improvement stores.

If you discover your outlet (or outlets) aren't grounded, know that this greatly increases your risk of personal injury and electrical fires. You may want to consider installing new three-prong ground fault circuit interrupter (GFCI) outlets. On average, the cost to install GFCI outlets is about $210 per outlet.

While some homeowners may feel confident conducting their own roof inspections, hiring a professional roofing inspector is recommended for a safe and accurate assessment. Professional roof inspectors have the knowledge and experience to identify even the smallest signs of damage or potential issues and they can spot problems that may go unnoticed by an untrained eye.
