I have been in business for over 20 years beautifying homes' driveways, walkways, garage floors, parking lots and sidewalks for residential and commercial clients in several states. I have over 2200 references and repeat customers because I'm professional, fair and guarantee my workmanship.

"Super nice guy, very congenial, very friendly - can't overstate what a pleasant guy he is, talks a great game - but the results were horrible. Brush marks (which I was assured over and over again would disappear - "you won't even see 'em") are clearly visible everywhere and can be seen in the attached photo. The sealcoat product used was either too diluted, or pulled too hard, or improperly applied, or didn't have the correct additives because it didn't even fill the tiniest of spider cracks. How can a properly mixed and applied sealer with the correct solids NOT seal even the smallest of cracks? Literally this seal coat didn't hide anything ! NOT A SINGLE IMPERFECTION WAS HIDDEN. Hard to believe. Provider claims that he advised me that "hairline cracks get filled with sealer they do not disappear". This statement in itself doesn't make any sense. The sealer is going to fill cracks but not bridge any of them? Not a single one? Not even cracks that are less than 0.3mm wide - which is the thickness of the product when applied? Actually, provider avoided answering specific questions about results and repeated fluffy generalities. I missed that giant red flag. I couldn't imagine a worse result for my $2200. As soon as it gets a little dirty - the driveway actually looks worse now than it did before. To provider's credit, he came out to review my concerns but wanted more money to fix something that should have been done correctly in the first place. Struck me as a kind of a stunt to do an unsatisfactory job and then attempt to get more money to fix it! In fact, a few hours after the job was done, I was sent an invoice and asked if I would like to go ahead with a second coat? That, to me, indicates provider immediately knew the job was unsatisfactory since I had made it clear to him up front, that from all of my research and talking with other highly rated seal coaters that a second coat was a SCAM. For the condition of my driveway - 1 properly applied coat should have been sufficient. I initially chose provider because he was willing to work with me for an entire day on crack repair - but in the end I did all the crack repair myself using thousands of feet of melt in product. By the time I was ready for the job - the provider had taken a full time job and could only do our job on a weekend. More red flags. Should have gone with someone else that does this work full time NOT part time. Well known home repair expert Bob Vila says this about asphalt based sealers - "... they are designed to fill cracks and provide a smooth, hard surface" - which is contradictory to the provider's comments below. And as a final indication of the unsatisfactory quality of this job - I measured how THIN the coating actually is. It is about 0.3mm thin or less than 12mils which is about the thickness of an epoxy paint you might put on your garage floor. I could have used one of the fly-by-night gypsy seal coaters selling watered down black paint and gotten equivalent results. I consider this a complete waste of $2200 and I will probably have to call someone else out to see if this mess can be fixed."

"3 .months delay in starting project. I had to initiate phone calls as to start date. Masonry work was very poor . One could sense this was a quick fill in job and the results were apparent. Did not follow the outline in proposal of work. Did not prepare base for walkway according to code and practice. Layed cement just on dirt with no substrate. Used wrong stones not only in color but in dimension. Round stones do not function on a walkway. Poor cement adhesion and many stones were very loose. WE had to terminate project due to difficiencies with RYAN. Be aware !!"
