Customers say: Quality work

"Excellent Home Appraisal Experience! Review: I recently had the pleasure of working with a fantastic home appraisal service for a home in Diamond Bar, CA. From start to finish, the team was professional, thorough, and provided exceptional service. Being on another coast, choosing an Appraiser was daunting. The final appraisal report was comprehensive and well-documented, providing me with a clear understanding of my home's value. Not only did the appraisal process go smoothly, but the team also demonstrated excellent communication skills. I highly recommend this home appraisal service for anyone in need of a reliable and professional assessment of their property. Their expertise and attention to detail truly set them apart. Thank you to the entire appraisal team for their outstanding service. Kind regards, Brody D"

"When we needed a retrospective appraisal for my dad's home at 500 Holland Ave, Penny Smith quickly and efficiently completed the appraisal in a timely manner. She contacted the probate lawyer and everyone she needed to complete the appraisal. She was confident, knowledgeable, professional, and through. She was also very personable and showed warmth and empathy for our loss."

"Carlton was great. He showed up on time, finished his on site inspection in about 30min for a 2 on 1 lot property. He provided the report within 1 week. Before setting up an appointment Carlton contacted me to pre-vet if the appraisal I was looking for was even possible for my property, this was very helpful and thoughtful."

"Above it all Roofing, Inc. My home’s original roof (35 years) and had been repaired in spots by other companies a few times with limited success. I was moved to action by a serious leak, in our second-floor bonus room, caused by the heavy rain and high winds we have had over the winter. I found several positive reviews online for Above it All Roofing and gave them a call. I received reply from David, their Customer Service Manager, the same day. He set an appointment to visit my house to inspect the roof and provide a quote. He inspected the Fascia boards, Soffit and Eaves looking for weather damage and wood rot. The hidden wood rot was considerable even though I paint my house when needed. I was appreciative he found it. Dave gave me a fair quote and because of his explanation of the issues and his honesty, I hired Above it All Roofing that same day. The repairs commenced within a week. The skilled four-man crew who did the job were very diligent workers and the only break they took was for lunch. They always were on time every day. I was impressed by their dedication and knowledge. Above it All Roofing deserves my highest recommendation for the very complete, quality job. I was impressed by: • Inspection of all roof wood underlayment and the replacement of any questionable panels. • Their use of two layers of felt and tar underlayment waterproof sheeting designed to insure a dry roof. • Repair of all wood rot on the roof, rafter tails, and eaves. • Saved me money by reusing the existing concrete roofing tiles and replaced all the cracked ones. Pressure washed the entire roof when finished to make the roof look like brand new. • A warranty was included for the roofing work which gave me peace of mind. I am extremely pleased with my new roof and strongly recommend Above it All Roofing, Inc. They are all about quality of materials and workmanship."

Home Inspection FAQs, answered by experts

Repiping a house is a worthy investment in several scenarios. Key indicators that it's time to repipe include having pipes that are over 50 years old, experiencing frequent leaks and repairs, or noticing signs of corrosion and low water quality. It is especially important to replace pipes made from certain materials; lead pipes can cause serious health issues, galvanized steel can lead to rusty water, and polybutylene pipes can leach chemicals into your water supply.

Investing in new plumbing can prevent costly problems like water damage and mold growth. New pipes can last anywhere from 50 to 100 years, saving you money on future repairs and high water bills. Repiping can also increase your home's overall value and improve efficiency, for example, by using PEX pipes for lines that don't carry hot water. The cost to repipe a house typically ranges from $1,500 to $15,000.

Replacing older chimneys or fireplaces, like wood-burning stoves, with something more eco-friendly can actually increase the value of your home. Some homeowners opt to remove chimneys as they pursue LEED certification, which may also increase the value of your home. But in general, many potential buyers actually look for operational fireplaces in homes, so removing a chimney and fireplace could decrease your home’s value by up to $5,000.

Hiring a reliable home builder is an essential task, but there are a few questions you can ask a potential builder to ensure you they are trustworthy and up to the task:

  • How long do you expect the process to take?

  • Are you fully licensed and insured?

  • How much of the work will you subcontract?

  • Will you pull all of the necessary permits for the job?

  • How long is the builder’s warranty you include with your work?

  • How do you handle resolution for issues I might have with the finished product?

  • How much experience do you have?

The standard home inspection period is typically around 10 days from when your offer is accepted, but this can range from one week to 21 days. The exact duration depends on factors like your location, the current state of the housing market, and how quickly the seller needs to close the deal. This period is the time you have to conduct a home inspection and decide whether to move forward with the purchase or back out. To confirm your specific timeline, you should check your offer agreement, as the language defining the inspection period will be included there.

Unless you waived the inspection contingency, you can often renegotiate after a home inspection and push for a lower sale price. The seller could reject the new price, offer to carry out the necessary repairs before closing, or offer a seller’s concession, which means they’d take money off the top of the sale price to cover the repairs after closing.
