Customers say: True professional

"This was an appraisal of a older condominium unit in a gated Southern California beach community for a trust administration. Unusual in that Penny did not have access to interior of the unit she had to appraise. She was very thorough in her research of the complex, and inspected a similar unit that was on the market, in addition to reviewing prior sales records and condition of the unit she appraised. Her comps were very good and it was clear that she'd done her due diligence to discern the appropriate sales, given the three different areas of buildout in the complex. She made a balanced and fair valuation of the property which was important for me to have as the Trustee, and reported on her considerations in good detail."

"Partners Federal Credit Union has been working with Tip Top Appraisal company since before 2013. It has been a pleasure to work with this company all these years, and we have no intention of cancelling the partnership any time soon. As the manager of the mortgage department, I have had several situation where I had to reach to Tip Top for guidance, they have always been there for us, whether is providing knowledgeable information so we can better handle member situations, discussions on fees, rush appraisals, member service matters etc, Tip Top has always been reachable and easy to talk to. I see them as a true Partners, I have never felt short on what we are getting from them, compare to any other major AMC, in fact, I appreciate the personalized service and direct communication. My team feels exactly the same way when working with Tip Top and often is the AMC of preference. We currently only lend in FL and CA so that's the extend of our relationship with Tip Top"

Property Appraiser questions, answered by experts

The cost to appraise a home depends on the type. Common types include:

  • Single-family homes: $300–$400

  • FHA or VA single-family homes: $400–$500

  • Condominium: $300–$500

  • Multi-family home: $500–$1,000

  • Apartment building: $1,500–$3,000

  • Commercial properties: $1,400–$10,000

  • Raw land: $1,000–$8,000

Both conventional loans and FHA loans are types of mortgages, but they have a few key differences. Conventional loans are backed by private lenders without any government backing, and FHA loans are guaranteed by a government agency. FHA loans are designed to be easier for borrowers with low credit scores or income to qualify for.

While a finished basement adds value to your home, it is assigned a different value than space on the main floors. An appraiser will assess the square footage of a finished basement at about 50% to 60% of the value of the square footage for the rest of your home. Appraisal value for a finished basement depends on your location’s real estate market and the specifics of the basement and how it was finished.

Whether a scullery is worth it depends on how much you like to cook and entertain. If you frequently host gatherings—a scullery is likely worth the money. If you’re looking for ROI, it’s not so clear. It may not add significant value to your home, as it doesn’t increase square footage and may repurpose space that a buyer would have preferred to remain as-is (like a laundry room).

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.
