"I found Wayne on here a couple days ago & when I contacted him, he responded very quickly! I sent him pictures of what we needed removed & gave me a couple price quotes on what I was looking at price wise. We agreed on for Friday, 3 days after I first reached out to him. Wayne & his guys were great! He told me he would arrive between 1:45 & 2:00PM on 8/24 & arrived at 2:20 with communication letting me know he would arrive late due to traffic. No problem! They showed up, got straight to work & hauled heavy, dirty, rusted old junk into a huge moving van. Wayne was very very nice & his guys worked hard in the hot sun! They were in & out in about an hour & a half having filled up a 20-foot truck filled with junk! Very patient & accommodating. We will be contacting Wayne & his guys in the future for our next cleaning phase. Thanks Wayne!"

Depending on the size of the home, the appraisal itself can take several hours. After the appraiser’s visit is complete, it can take between a few days and a few weeks to get the report back. This timeline is largely dependent on the appraiser’s workload, research requirements, efficiency, and other factors.

While there’s technically no limit to the dollar amount you can borrow for a home addition, the standard limit is around 80% of the value the addition is expected to add to your home. That means you could feasibly borrow up to $80,000 if an appraiser determines that the addition or bump out will add $100,000 in value to your property. You might also be limited by your debt-to-income ratio or credit score.

Basement bedrooms can count toward your room count and the square footage of your home on an appraisal if they’re fully legal, which means they have proper ventilation and points of egress, as defined by your local building code. Simply partitioning off a space for a bedroom in an otherwise unfinished basement that isn’t a legal living space won’t affect your appraisal value.

Whether or not new windows increase property taxes depends on where you live and by how much your upgrade increases your home’s value. Smaller projects likely won’t result in increased property taxes, but it’s always a good idea to err on the side of caution and check. Foundation cracks won’t always affect your appraised value. All foundations crack due to normal settlement, so hairline cracks that aren’t leaking or uneven from side to side are unlikely to have an impact on your appraisal. Structural cracks, on the other hand, often lead to a reduced appraised value, especially if the underlying problem will cause the issue to worsen over time.
