Unusual in that Penny did not have access to interior of the unit she had to appraise. She was very thorough in her research of the complex, and inspected a similar unit that was on the market, in addition to reviewing prior sales records and condition of the unit she appraised. Her comps were very good and it was clear that she'd done her due diligence to discern the appropriate sales, given the three different areas of buildout in the complex. She made a balanced and fair valuation of the property which was important for me to have as the Trustee, and reported on her considerations in good detail."

I needed the step up in basis appraisal done right away so i would have the report before taxes were to be due in April. "steve n josh a cut way above the rest! first, they responded quickly to my posting. i explained my situation, emergency appraisals needed the same day. it was a shot in the dark and quite honestly didnt think it would happen. at 1:30 pm i told steve it was a dire emergency to have these by 8am the next day for court. he suggested a “desk review”, which is a written review of all the mistakes opposing parties appraiser made. (btw he ripped it to shreds). they dropped everything for me! were in constant communication throughout the day reassuring me i would have them when i woke up in the a.m. and i did! steve is empathetic, extremely knowledgeable in his field (30yrs) and really cares about his clients. he didnt take advantage of my situation only charging me a nominal fee. i will never go anywhere else and have already hired him again. and trust me neither will you once you use ALL VALUE APPRAISAL!! 10 stars!!!"
