"I engaged this firm for an earthquake retrofit on our one story house built in 1932. After an initial $375 inspection, I was quoted an amount that, after some negotiation, my having worked as a property manager for ten years, was reduced to a price acceptable to my Wife and I. Since I insisted on a City of Livermore permit, an engineering report was required which was performed by one of three companies recommended by Foundation Repair of CA. I pulled the permit, they picked it up and performed the work. The City inspected the work and okayed the job. Final payment was made the day the City approved the work."

"We knew our roof needed to be replaced for a while, but kept putting it off because it felt like such a big project. After meeting with Ocean Seven Builders, we felt comfortable moving forward. Ron was straightforward from day one and didn?t overcomplicate anything. He broke everything down in simple terms and gave us a realistic timeline. The crew worked fast, showed up when they said they would, and cleaned up every day. It?s been a few weeks now and everything looks great. Happy we finally got it done!"

Concrete Repair questions, answered by experts

Yes, it’s worth it to repair a crawl space foundation, even if the issue seems relatively minor. Foundation problems often get worse and more expensive to fix if you leave them untreated. Additionally, your entire home, from the framing and flooring to the roof system, relies on the foundation for even and level support. Issues with your foundation will almost always manifest as problems in and above your living space, so it’s important to find a solution.

Yes, slab leaks are fairly common, especially in older homes and places that are prone to earthquakes which can move home foundations.

Visible cracks, scaling, flaking, and uneven surfaces indicate a bad concrete job. Additional signs vary depending on the project. You may notice poor drainage or even exposed rebar. Quality issues result from using the wrong concrete, rushing the work, or inexperienced workers completing the job.

Some foundation repairs are permanent, like underpinning and exterior drainage systems like the French drain. These fixes address the underlying problems—insufficient support from the soil and hydrostatic pressure on your foundation walls, respectively—so they can last for many decades, making them “lifetime fixes.” There are other solutions to address these issues that will last for up to a decade, making them temporary. These include slabjacking to raise concrete slabs back into place and dampproofing to reduce the water in the soil that interacts with the concrete foundation.

If your foundation isn’t properly square, there’s a chance that anything you built before detecting the issue may need to be torn down. A major miscalculation could leave some walls of your home unsupported.
