The owner arrived, and the price was reasonable willing to pay extra for skilled work. Scope of Work wanted: Take wood trim and panels off, remove and replace insulation then the stucco process. Include the electrical work that needs to be done, pop the outlet boxes out further to pass code inspection. Also needed, detach and reset the gutter downspouts. No stucco on the soffits because half the house is soffit vents and CDX sheathing. Leave the weep holes alone on the windows because they need to be replaced. He proposed: Leave wood panels and insulation, they specialize in stucco on wood panels. They can include spray foam on the wood paneling for insulation. Remove the trim. Detach and reset all ext electrical, pop out the eclt boxes to meet code inspection then the lath/scratch/stucco, with a roll off bin. What really happened, summed up. Approx 20 yard roll off, over scoped, and was told it was included in estimate, not weight related. Verified with Edgard, asked if they are filling the whole bin, he said no 1/4. Then asked/verified that if it is in the bid, not by weight, can I put some other things in there? He was not happy and said no. Asked again based on the conversations and contract that I am paying for the whole bin whether or not it is full. He was not happy and said it was fine. At that time he said no weight charge, but charged per month. Get a text saying I have to pay for the bin weight, after all the rain we had. During the trim removal, there was damage to the att teli box, damaged yard decorations, and a window (the vynil casing ext). Pointed out to the sons on two separate occasions who said that they will tell Edgar. Talked with Edgar on final walk-through about this, he argued saying I was lying where is the proof? Explain that I told his sons and him about it at separate times in person and on the phone. Prior to start of work, asked to not cover windows, they are being replaced, agreed, crew still did Elect: He had his guys detach the ext electrical. they left stuff on the grass and open to the elements and had to have an electrition to fix those items in between stages. They did not extend the boxes per code. Called Edgar and told him that. He said to call for an inspection and see what they say. Failed. Fixed, then passed. Prior to the final walk through asked when the gutters and elect will be put back. He asked if his crew detached, I said yes and then he showed up at the house to challenge me. He started calling me a lair that his guys did not detach any of those things. I reminded him the agreement, the failed inspection, etc. Then he remembered. He proceeded to explain that he can't put everything back. At this point I knew he wasn't. We discussed a price cut. Provided fair price due to local labor min for someone to fix the gutters, and put the elect. He did not like it, argued and said he would take care of the roll off, and not invoice me for an additional cost. I said sure, but half of the mentioned price. He kept pushing. Had enough of it. Agreed to the roll off because the conversation was going no where, the difference was pennies on the dollar. Icing on the cake... Edgar showed up at the house to get the last of the materials they left. Got upset that I advised him he had one of my pallets, told him to take it. We had a 1.5 yard bin delivered Mon and filled with pers trash. Gets picked up on Thurs. He asked to put the remaining trash, he told me via text he was going to pick up and dump it. I said no. He started pleading. I said no, because there is no room and I still have my own house trash. He started cussing in Spanish. He finished loading things up, and drove off when he was done. When I looked, He purposefully left the trash, and there is still a pile of trim board on the side of the house they left. There is more, but not enough room to complete. Finishe...
