"Mr. Jonathon Sipeâ s knowledge of all areas related to structural engineering is exceptional. Jonathon came to my house a few times to assess a wall tear-down and each time he came he took time to explain in detail all the various options of how to accomplish my project. Apart from his evident and demonstrated technical expertise, his attention to detail is another one of his great qualities. Jonathon is also very responsive to follow-up questions and takes time to explain things in simple terms. I also want to say a few words about Mrs. Trina Sipe, who I had the pleasure of interacting with as well. Trina was very helpful in all administrative aspects, especially with keeping me informed of project status, financial transactions, etc. Without hesitation, I would highly recommend New Beginnings Engineering for any structural engineering job!"

"I have contacted Meir from t.n.l. construction and from the first meeting he show knowledge and professionalism.
Meir referred me to an architect and a structural engineer that t.n.l. works with I hired them and they also were very professional.
After the design was complete and we pull the permit i negotiated with t.n.l I got tow other quotes that not only were higher also the contractors did not show the professionalism that t.n.l showed.
We sign a contract and t.n.l started with the foundation than the rough and the final.
They ordered the long lead time items ahead of time in order not to delay the job.
Only in the last 2 weeks they demo the part that connect the addition with the existing house in order not to inconvenienced me.
The addition look beautiful and an integral part of the house.
T.N.L. were very professional and the kept the yard and the house clean.
All inspections passed the first time we call for."

"August 7 Update:

We're still underway (see pictures), but work is almost complete now and I really don't know what else to say besides WOW.  We practically have a whole new house and it's gorgeous!  And it's really only been 2 months since the city gave final approvals -- who else can build a house (and with this quality) so fast!

Sion and Asi have been there making sure everything is done right every step of the way.  They have also been very helpful in showing us all of the new components to our home and giving advice and suggestions as needed.  In fact, often when there's a decision to be made, we'll meet at the house and work it out together.  Here and there have been hiccups, but this is to be expected in a big construction project and it's always been resolved beautifully.  I really appreciate that they've allowed and encouraged us to be really central in making decisions on this project rather than assuming what we'd want.

We're so excited for our home to be complete and know that it's been built with quality materials throughout.  Real Construction has done amazing work!

Original Review:
Even though my project is not yet complete, I want to share our experiences so far with Sion at Real Construction. Sion was actually referred to me by a family member who had worked with him before a number of times (I didn't even know until recently that he was on Angie's List). Even though we're not done yet, we're really excited for the progress so far!

Our project is a very big one (second floor addition, some first floor expansion, adding central AC and heat throughout, and a complete kitchen remodel) and Sion has been hands on every step of the way. He's been mindful of our budget, needs, and timeline.

Because we're waiting for the renovations to be done before selling our old place and moving into the new one, time really does mean money for us. Sion has been amazing at getting everything ready to go as quickly as possible! I don't think I've ever seen a contractor as diligent at pushing to get the plans done, permits approved, and getting the work going. He's early to our meetings and he's great at responding to calls, texts, and emails ? how many people can say that about their contractor? Seriously, sometimes he has to track ME down, not the other way around! It's fantastic knowing he's staying on top of everything.
Also, for the parts of our job that he can't do, like the official plans that require an architect and engineer, he's given us great subcontractors.

Once the project is done, I'll update with before and after pics, but in the meantime I wanted to share our experience so far with Real Construction."

"We first met Anthony and Klay about two years ago when we were considering remodeling the home we were currently living in. We had found them through yelp and since they were highly recommended through yelp we proceeded to give them a call. We met with Anthony and outlined our desires and dreams, we then showed him some rough sketches we had done. Anthony took what we had presented him with and had plans drawn up so we could get bids on our project. After interviewing with four other contractors we decided Anthony and Klay with Fiorebuilt Construction were the right contractors for our project. Anthony was very forthright and to the point about both the cost and inconvenience of our project, what we appreciated most was he listened to what we had to say. However this was just beginning. I now found myself with plans for what I thought was my dream house, a contractor that I was sure would do an excellent job and a husband that suddenly seemed to have cold feet. For about a year Anthony would call me once a month I never felt pressured, he was just keeping in touch. I have found that today it is hard to get one call back from most contractors let alone one a month. After one year of waiting I had reached the end of my rope, I told my husband to either give me a good reason why we could not start our project or I was going to call Fiorebuilt Construction and get started. Then my husband sat me down and broke the news to me. He didn't want to remodel the house we were living in he wanted a house on a bigger lot where he could have a swimming pool and a four car garage. I was devastated. I loved my neighborhood and the plans for my new home. I told my husband he had a month to find a house we all agreed we wanted to live in and it had to be in the same school district. I also told him I wasn't going to help him look. Well my husband was right, about 2 weeks later he found a run down house on a huge lot in a great neighborhood about a mile from our current home. After having new plans drawn up we gave Anthony a call to tell him about the change and to ask him for a bid. We also called and met with eight other contractors out which we got bids from six. After careful consideration we decided to once again that Fiorebuilt Construction was the best choice for our project. Only now it was not a remodel but a whole house that was being built. It took three days to tear down the house to the slab and about a 11 Months to build our 4,925 square foot custom home. It was a long process and frustrating at times but Anthony and Klay did everything they could to make the experience as pleasant as possible. Building a home is not for the faint hearted. There are so many options, decisions and occasional changes to be made but a good contractor will make all the difference in the world. I love my dream, every time I turn the corner and my house comes in to view I get a smile on my face and a warm feeling in my heart. Everyone who comes over raves about the quality of construction and how beautiful the home is. Thank you Anthony and Klay from the bottom of our hearts for building us our dream house. It was a pleasure to work with you. We have recommended you to people who are thinking about remodeling and will continue to do so in the future. Thanks again, Katie & Mark"

"Garage door spring replaced August of last year. Called this morning (Jan. 2018) and woman denied having any record of my prior sale/repair/purchase, said "they do not work for private individuals." Phone connection was incredibly poor, she called back. Service before seemed fine. I suspect the same spring broke, but there's no way I will call this company again for service "they only work for companies" and she kept asking over and over and over again the same questions - my name, address....saying they had no record. (Fine - happy to move on....no need for rude service providers.)"

"To start, Steve Letwinch showed up on-time and has a very professional demeanor.  He has an extensive and impressive building background.
One thing I really liked about Steve was his willingness to work with me before we ever even entered into contract.  I continued to refine precisely what we wanted in the back yard, to discuss numerous options with him, and in the process had a lot of questions--each time Steve willingly and very patiently priced the cost differences and answered my questions in-detail.   And his responses were extremely timely; I didn't have to wait days for him to get back to me.  This was how it went through the entire construction process--any question that I had throughout construction was usually answered within a couple of hours, and on very rare occasions within no more than twenty-four hours.  Steve has excellent and very timely follow-up skills.
Steve's proposal was detailed and specific, which was a breath of fresh air as surprises can arise if you don't nail down every detail at the time of contract.  His pricing was very competitive as well.
If you, the reader, are new to construction or remodeling, it's good to know that there are always bumps in the road along the way.  The question is how does a contractor respond--does he repair it or does he let it go and expect you to accept it?  I noted a couple of things, Steve himself noted a couple of things, and he fixed everything to our satisfaction.  The end result?  Beautiful!
For the pricing quoted above, please keep in mind that our patio cover is 14 x 33, has 8 x 8 posts, 4 x 8 rafters, 2 x 4's on the top, and knee braces.  And the rebuilt deck now matches.  So these are very "beefy" and rich looking--not your typical patio cover by any stretch.  The two retaining walls are also each 35 feet long, so roughly 70 lineal feet of retaining walls.  And the fireplace is a full masonry, wood-burning fireplace with a damper--nine feet wide by seven feet tall, so these were all extensive to build.
We're very, very happy with the final result in the back yard.  Steve brought in good subs--the concrete turned out beautifully, the fireplacewas built by a mason who has built masonry fireplaces for many years (why get a pre-fab fireplace when, with Steve's very competitive pricing, you can spend just a few dollars more and get a gorgeous masonry fireplace!), the stucco work is perfect, and the patio cover has made our back yard an oasis.  We've had several friends comment on how lovely everything turned out, and we absolutely agree.

Structural Engineering questions, answered by experts

Failure to compact the soil during construction is the most common cause of leaning retaining walls. In addition, poor drainage can lead to excessive water pressure behind a retaining wall, pushing against it until it begins to move forward away from the soil it is holding back.

A structural engineer's report provides a professional assessment of a property's structural condition. It typically includes an evaluation of the foundation, key structural elements like roof trusses, floor joists, studs, beams, and rafters. The report will also contain a detailed description of the engineer's findings, often supported by photographs, and provide recommendations to correct any identified issues. Depending on the scope of the inspection, it might also include an assessment of property drainage, potential issues from environmental conditions like extreme weather or tree placement, and an estimated time and cost for any recommended repairs.

While concrete walls do not need to "breathe" in the traditional sense of the word, they do require waterproofing and dehumidifying methods, particularly in basements below the water table. Concrete both contains moisture from its initial installation and can absorb water when exposed. Ensuring proper basement ventilation , installing a vapor barrier, and controlling water exposure are all important tasks.

It's safe to assume that all exterior walls are load-bearing, or at least have load-bearing characteristics. Some older homes feature porches or bump-outs that don't rest on the home's foundation. However, they still must carry the weight of the roof section they support. Walls containing floor-to-ceiling glass or other non-structural elements must use post and beam configurations to meet load-bearing criteria.

The National Association of Home Builders requires repair of any foundation crack of more than one quarter of an inch, although local regulations may vary. In general, any visible crack that is growing in size, allowing water through, or that you have just noticed, is a good reason to call a structural engineer. Cracks can be a sign of a sinking foundation, so an inspection is a good idea for your peace of mind.
