Foundation problems can also cause changes in your living area, like increased humidity, uneven or sloping floors, nail pops in drywall, countertops pulling away from the wall, and windows and doors getting stuck. When in doubt, call in a professional to identify the underlying cause.

A slab-on-grade or slab foundation is a great option in many areas—usually in warm or moderate climates—and has been a successful foundation style for many decades. Slab foundations don’t require excavation or concrete block wall construction, so they’re the least expensive foundation type. They’re also the fastest to construct and don’t have many issues with moisture or water intrusion. However, they don’t give you extra storage space or potential living space like a crawl space or basement would, and they’re not ideal in colder areas where utility lines can freeze and frost heave can cause major damage.

There are a few ways to reinforce a pier and beam foundation, including installing additional piers and beams for added support and performing underpinning, which redistributes the weight of your home further down into the ground where frost and soil expansion don’t pose a threat to the foundation. The best option for reinforcement varies based on your particular home and the soil conditions beneath it.
