"We had majors cracks happen in 2 months and called 3 companies to get foundation measurements taken and yes our house needed pilings due to ground shift and sinking. Ramjack was not the cheapest but they were the most informative, had their own patented pilings, were available for the 100 questions for both Adam and the office, and had videos of how the work was done, what to expect after and everything in between. Adam and BK were available to be onsite through out the work being completed, which was completed by some very happy employees. All my concerns were addressed, they rebuilt part of my fence that was broken due to where a piling needed to go and we are happy!!"

Foundation Repair questions, answered by experts

Most single-story homes don't have foundations strong enough to support a second story, but they can be reinforced for an addition. A structural engineer can assess your foundation and what needs to be done to get it ready. They'll look at any cracks or unevenness in your current foundation and consider any special framing or beams your home needs, especially if it’s in a high-wind or hurricane area.

“To support a second story, many structural engineers will require that you install additional concrete piers in the crawlspace,” says Tschudi. “This involves hand excavating, pouring a large concrete footing—usually with specially coated rebar—and then building concrete piers right up to the girders.”

Minor slab leaks normally take around three hours to access and fix, provided the leak is in an accessible location. However, a more extensive leak or a leak in a hard-to-reach location can take several days to fix, depending on the resulting damage. You might also want to consider the timeline for the build-back if the leak damages building materials like flooring or cabinets, which can take several weeks, including delivery of the materials.

No, hairline cracks in concrete are generally not a problem as they do not impact the strength and longevity of the concrete. Generally, cracks less than 0.3 millimeter wide don’t impact the structure. Hairline cracks can grow over time and weaken the structure, such as in a home foundation. Some hairline cracks can also cause leaks in a foundation. It’s important to watch the cracks to see if they grow. Contact a concrete contractor if you notice cracks exceeding 0.3 millimeter wide.

You'll find a slurry of natural and synthetic polymers, rubbers, epoxies, and resins used to bond old concrete to new concrete. The right bonding agent depends on the method of concrete pouring you choose and whether you're adhering concrete over concrete or concrete over sand and gravel. Some concrete resurfacing mixtures contain bonding chemicals as well.

Cracked tiles can mean foundation problems. Fortunately, most of the time, cracked tiles happen as a result of accidental damage. It is important to determine the cause of cracking to rule out underlying foundation issues. If your tiles were not damaged due to dropped items, heavy loads, poor installation, or inferior tile quality, and the cracks are spreading throughout your flooring and not limited to just one area, you may be dealing with foundation problems. These can include drainage problems and even foundation failure, so it is vital to call a licensed contractor to assess the issue and ensure your foundation is safe.
