Customers say: True professional

"This was an appraisal of a older condominium unit in a gated Southern California beach community for a trust administration. Unusual in that Penny did not have access to interior of the unit she had to appraise. She was very thorough in her research of the complex, and inspected a similar unit that was on the market, in addition to reviewing prior sales records and condition of the unit she appraised. Her comps were very good and it was clear that she'd done her due diligence to discern the appropriate sales, given the three different areas of buildout in the complex. She made a balanced and fair valuation of the property which was important for me to have as the Trustee, and reported on her considerations in good detail."

"Professional, courteous, and knowledgeable about appraisals. Was available within a few days of our first contact and arrived on time to the properties. One of the rental properties' tenants was abrasive and obnoxious but Carlton maintained his composure."

"steve n josh a cut way above the rest! first, they responded quickly to my posting. i explained my situation, emergency appraisals needed the same day. it was a shot in the dark and quite honestly didnt think it would happen. at 1:30 pm i told steve it was a dire emergency to have these by 8am the next day for court. he suggested a “desk review”, which is a written review of all the mistakes opposing parties appraiser made. (btw he ripped it to shreds). they dropped everything for me! were in constant communication throughout the day reassuring me i would have them when i woke up in the a.m. and i did! steve is empathetic, extremely knowledgeable in his field (30yrs) and really cares about his clients. he didnt take advantage of my situation only charging me a nominal fee. i will never go anywhere else and have already hired him again. and trust me neither will you once you use ALL VALUE APPRAISAL!! 10 stars!!!"

Property Appraiser questions, answered by experts

Whether a scullery is worth it depends on how much you like to cook and entertain. If you frequently host gatherings—a scullery is likely worth the money. If you’re looking for ROI, it’s not so clear. It may not add significant value to your home, as it doesn’t increase square footage and may repurpose space that a buyer would have preferred to remain as-is (like a laundry room).

Installing a flagpole can improve your home’s curb appeal, so it will often have a modest positive impact on your property value. You’ll see a much larger bump in property value if you install a custom wooden flagpole than you would if you install a standard aluminum pole. Adding lighting to your flagpole will also have a positive impact on home value, as will trimming trees away from the new lawn addition.

The purpose of the home appraisal determines which party pays for it. You’re generally responsible for the cost if you need to know the current value of your home to refinance your mortgage, though in some instances the lender will pay for it. The buyer pays for the appraisal when they are applying for their mortgage.

In cases where an appraisal comes in lower than an offer price, sellers might opt to lower their asking price to meet the appraisal, especially if the market is slow, and replacing the offer with a higher one may take a long time. Sellers can also offer to make repairs to boost the appraised value, hire another appraiser to get a second opinion, or just move on to another offer that isn’t contingent on the buyer getting a mortgage or an appraisal inspection.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal.

In addition to protecting lenders from risk, appraisals also protect buyers’ investments. As such, it isn’t typically recommended for buyers to skip appraisals.
