Houses built on pier and beam foundations will be elevated off the ground, will have a crawl space, and will most likely have stairs at the main entrance. Pier and beam foundations will also have vents spaced out along the foundation to allow for airflow and moisture control in the crawl space.

You can look at the duct damper’s lever to see if it’s open or closed. If the lever is parallel to the duct, the damper is open. If it’s perpendicular, the damper is closed. Inspectors working for the seller on pre-listing inspections can present a conflict of interest, so standard home inspections are usually hired and paid for by the buyer. If the buyer has some negotiating power, they might request that the seller cover the cost (by taking it off the asking price), but this varies on a case-by-case basis. However, knob and tube wiring is not grounded, and the insulation sheathing can deteriorate and leave exposed wires inside walls and other areas that can cause potential fire or shock hazards. Always have a professional inspect or modify any part of knob and tube electrical systems.
