Crawl spaces are prone to issues caused by excess humidity and improper ventilation, but that doesn’t mean you should avoid buying a house with a crawl space. A home that is encapsulated and well-maintained shouldn’t have any more issues than a slab or basement home.

Chimney leaks may be covered by homeowners insurance, but it depends on the cause and the type of homeowners insurance you have. For example, if your chimney starts leaking after sudden extreme weather (like a lightning strike or wind storm), your insurance is more likely to cover it. But if your chimney problems are due to normal wear and tear or a known issue that you didn’t fix, your insurer might not pay for it.

If your home has a forced-air HVAC system, it will also have HVAC duct parts. Air ducts are connected to an HVAC unit and deliver heated or cooled air to each room; your heating and AC wouldn’t work without ductwork.

However, if your house has a boiler or radiator system for heating and doesn’t have central AC, you probably don’t have ductwork installed.

The foundation, roof, and the home’s major systems (electrical, plumbing, HVAC) will take the longest to inspect since problems with any of these areas can point to safety or structural issues. An attic inspection or basement inspection may also take extra time to complete so the inspector can look for signs of moisture damage, mold, or pest problems, all of which are common in these spaces.
