"They fixed the concrete foundation breaking under my first house I bought. No other company would even attempt to repair it but these boys didnâ t bat an eye. "The job was done very well. Our ceiling looks new again like there was no damage before. I also like that he made sure the surrounding area were all well protected from potential damages before starting his work. Steven is also kind and trustworthy."

"600sqft slab, 28sqft driveway and small sidewalk. Overall very satisfied with work performed. Good communication, Harmon always answered phone or returned calls. Prompt, after job was started Harmon was on site every day weather permitted work. Cleanup, Harmon did an excellent job keeping site clean and left it in good condition at job end. By far the best price, 25% less expensive than 4 other estimates. End result (in my opinion) is equal or superior to what I would have recieved from other more expensive contractors."

"

Jorge did an excellent job!  He properly prepared the concrete floor with an acid treatment to clean the surface and expose the pores in the concrete.  After two days he applied the first coat of epoxy paint, and then applied the final second coat a few days later.  This process was consistent with the procedure for epoxy coating a concrete floor that I had read online.  We chose a light grey color from a very large selection of available colors.  The brand of epoxy paint Jorge used, Amercoat, is one - that I recall from my work experience - is commonly used for concrete coatings in nuclear power plants, so it is evidently a high quality paint for concrete surfaces.

We would definitely hire Vargas Painting again, and I have already asked Jorge if he could come back and apply coatings to our front and back concrete porches before the winter.  Jorge is also very professional and has a real pleasant personality!

Epoxy Flooring questions, answered by experts

Evenly wetting a wood floor before applying a stain is called water popping. It raises the grain and opens the wood’s pores to absorb more stain. When done properly, it can make the stain look darker and deeper. However, it’s important to evenly wet the floor and let it dry before applying the stain.

Most concrete sealers take about one to three hours to dry. However, those that penetrate may take up to 48 hours or more to completely dry. You can find specific drying details from the manufacturer on the label.

Concrete is extremely porous. Without a proper sealing, it will absorb just about anything it comes in contact with, including water and ice. During the colder months with freeze-thaw cycles, this could cause the concrete to crack and become damaged in other ways. You always want to seal your cleaned concrete surfaces after they’ve completely dried out.

The lifespan of stained concrete can range from five years to a lifetime, depending on the type of stain used and how well it is maintained. Acid-based stains penetrate the concrete and can last 20 years or more, while water-based stains are less durable and may last around five years, especially on outdoor surfaces exposed to UV light and weather. To preserve the color and extend the life of the finish, stained concrete should be properly sealed and then resealed every three to five years. Factors like foot traffic, climate, and proper initial application also affect its longevity.

The actual moisture level that is acceptable for your concrete floor depends on what primer or flooring material you plan to install above it. For this reason, you should check the manufacturer’s instructions for the exact details.

Generally, the moisture levels should be 3.5% to 4.5%, although it does vary. Some products can handle higher levels of moisture, so you should always test your concrete before purchasing your flooring materials.
