"Excellent people and the work was done on time and on budget. They exceeded my expectations and Randy is great at letting you know the schedule and when everything will be done. I had a leak which included foundation repair, sheetrock repair, replacing the hardwood floor, trimming down some doors, laying new vapor barrier under my house and regrouting a shower. The hardwood matches exactly and I could not be more pleased with the Johnson Brothers. They came highly recommended to me by a large foundation company in the area that could not work on my old house since my crawl space was not tall enough. They told me that there are alot of people that say they do foundation work, and some may be cheaper, but if you want someone that knows what they are doing call the Johnson Brothers. "Arrived a day late, indicating that they "had been out late the night before". Removed the sub-floor on day 1/2 and found that the sub floor was 5/4 instead of the 3/4 that they had planned. Except they didn't bother telling ME that until the last day and advised that they could fix the 1/2 step running down the middle of my living room and kitchen for twice the price. I spent $400 and 5 days on my hands and knees fixing this problem. Damage done to walls that was not repaired, 2 doors need to be re-hung, siding removed from the back of the house (other option was the demolition of most of my kitchn cabinets) that is still not hung back up. Most days for the crew started at around 9:30-10:00 and ended about 3:30 in the afternoon. Did I mention that my wife and I were in a local hotel for then entirety of the repair process. To say that I am very unhappy with my experience with Foundation recovery systems would be an understatement. I will not refer them and never use them again."

A structural engineer’s report is almost always worth it, as it can help you avoid buying or overpaying for a home with structural issues. The most important thing the report does for you is provide peace of mind that you won’t have to pay thousands of dollars for structural repairs right after closing on a property.

While concrete walls do not need to "breathe" in the traditional sense of the word, they do require waterproofing and dehumidifying methods, particularly in basements below the water table. Concrete both contains moisture from its initial installation and can absorb water when exposed. Ensuring proper basement ventilation , installing a vapor barrier, and controlling water exposure are all important tasks.

The depth of any foundation style depends on your climate and how deep the frost line is, as building code requires that the footers of a foundation—which are built into a monolithic slab—sit at least a foot below the frost line. At the southern tip of Florida, for example, a monolithic slab foundation would only need to sit 12 inches under the soil at the widest parts. On some parts of the Canadian border, the frost line is 100 inches, which would mean a minimum of 112 inches, which is prohibitively deep for a monolithic slab.

Signs of structural damage include foundation cracks, roof leaks, bouncy floors, crumbling concrete, and cracked or leaning chimneys. Structural damage can make itself apparent in various ways, and sometimes, there may not be obvious signs. Inspect your foundation and roof annually to stay ahead of potentially serious structural problems. 

A 4-inch-thick concrete slab can support around 4,000 pounds per square foot if a contractor reinforces the slab with rebar, while that same slab without reinforcements will support closer to 1,000 pounds. For the purposes of a patio, 4 inches in thickness without reinforcement should suffice unless you’re installing heavy kitchen equipment or a hot tub on it. In those cases, reinforcing your slab and sticking with 4 inches of thickness should provide plenty of strength.
