"I first submitted my information to this company through their website. I received no response to that. I then called them twice to give my information. Each time I called, they told me I would hear from somebody in two to three days. I didn't receive a reply until I left a negative review. By the time I heard from someone named Ed, I already had another company out to inspect the damage in my home. I told Ed I'd get back to him if it didn't work out with that company. That company didn't get back to me for me to pay them and provide the estimates. I decided to try submitting my information for a project on Yelp. I received interest from one company. That company didn't call when they said they would, so it seemed like it was going to fall through with them. I called back Ed to set up a day and time to come out to visit. I ended up hearing from the company that I found after submitting my project to Yelp, and it seemed like they were going to come through with the estimates I needed. I called Ed back to cancel our appointment because I didn't want him wasting his time coming if this other company was going to provide the estimates. This other company wasn't calling when they said they would, getting back to me days later when I wasn't sure if I was ever going to hear from them again. I decided to call Ed to reschedule another appointment. This time he told me his boss didn't want to be involved with providing estimates if they're going to be used in a lawsuit. He referred me to another company, which didn't respond. After getting the runaround from two other companies, Ed and AW Martin got rid of me by referring me to a company that also didn't want to get involved. If a company has a problem with their estimates being used in a lawsuit, that sends up a red flag for me. It's frustrating, but I'm quickly learning how to deal with contractors. Don't tell them what you intend to use their estimates for. Fortunately, I've found a fifth company that I believe is going to provide the estimates I need. I was honest with them and told them why I needed the estimates, and they're even willing to appear in court to back up those estimates for a fee. In that case, I'm sure I can trust them, and their estimates will help me greatly with my lawsuit."

Architectural Services in business for 34 years providing architectural designs in Residential (new construction, rehabs, renovations, additions), Commercial buildings, Libraries, Hotels, and Restaurants. We are licensed architects in Pennsylvania, New Jersey, and Delaware where over 90% of our work are residential projects. We are full-service architects from initial design concepts to construction drawings for building permits (from start to finish). We also provide land use and zoning for our clients. Being in the architecture business for the past 34 years we have the experience and knowledge of building design to offer our clients quality services for their projects.
"We were in the process of renovating our apartment and needed to apply for permits from the government, which required an architect-signed design drawing. Anthony came highly recommended. He took the time to visit our apartment and carefully understand the challenges we faced in obtaining the permits. After thoroughly reviewing the space and listening to our renovation ideas, he assured us that the project would be straightforward for him and that he could provide an architectural drawing that would not only meet our needs but also ensure we could pass inspection without any issues. Despite the project being relatively small, Anthony was more than willing to take it on and offered a very reasonable fee for his services. We truly appreciate the time, care, and professionalism he brought to the table. We would highly recommend Anthony to anyone looking for an architect who is knowledgeable, approachable, and dedicated to delivering great work."

"We recently began planning to renovate our apartment and were searching for an architect who could provide a signed drawing to help us navigate the building permit process. During our search, we had a phone conversation with a project manager from a potential contracting company, and we were thoroughly impressed. He was incredibly patient in listening to the challenges we were facing with obtaining the permit. He took the time to explain each step in great detail, including some critical steps we had missed during our first attempt. His company also has a skilled architect who could handle the drawing process. What stood out the most was the project manager’s solid experience working with government staff for permit approval and his ability to oversee the entire renovation project. This made him a very strong candidate to help us address our permit issues. We deeply appreciate the time he dedicated to our project and his invaluable knowledge and patience during our phone call. His professionalism and expertise left a lasting impression, and we would highly recommend him to anyone in need of assistance with a renovation project."

Family & Friends Builders is a family owned and operated business located in the Port Richmond section of Philadelphia. We have been in business since 1998 providing all aspects of home remodeling. Our goal is customer satisfaction. We take pride in our work and it shows. The staff at Family & Friends from the office to the carpenters, electricians, plumbers, masons, painters, and tile installers all have a passion for this business. Our company has been fortunate through the years to build honest and lasting relationships in this business. Our prices are very competitive and fair. In this economy we try and give the homeowner the most for their dollar buy extending our vendor discounts to them as well as informing them of building trade auctions they can attend. Our office is available Monday through Friday to answer any and all concerns customers have during the renovation project, in additional to the owner Bill being available for the same. So let Family and Friends make your dream renovation become a reality and you will be glad you did.
"I have been working with Family and Friends for years. The first job was a custom deck on a condo I purchased 10 years ago. This required removing a window, redoing a roof and adding a deck. I was a single girl with her first place, and next to the condo, this was the most money I had ever spent. As a child my parents almost sued a contractor over faulty work, and I was VERY nervous. Let's just say that is where the nerves started and ended. The work was great, and the process painless. The next year I hired them to do a custom kitchen in my condo as well as some improvements to the building (hired by the association). A few years later my husband and I bought a house. Over the years Family and friends redid a custom tile shower (installed incorrectly by the builders), laid a stamped concrete patio, stuccoed our exterior, and most recently finished our basement. Billy, Liz, and Shannon are great to work with. The work is always done well and guaranteed. The jobs also come in on budget unless there was something I added, or an unforeseen issue. Honestly, I never get other estimates. The only minor issue is, that they are so great, that it can be hard to get in, and there may be a bit of a wait. That being said I will wait every time. I do not mind waiting for quality work and people I can trust. If you hire family and friend you will not be disappointed."

While you might think that architects only draw blueprints for buildings, they are much more involved in the overall construction process than you might realize. While they aren’t the ones swinging the hammers, architects do the following:
Communicate with the homeowner on the project request, including assistance when exact plans aren’t known
Develop computer-aided models and blueprints of the requested design
Ensure that the design incorporates form, function, and safety features
Provide the contractor with the agreed-upon design
Supervise the general contractor and any subcontractors throughout the project
Communicate any needed changes to the project with the homeowner and draw new plans accordingly
Before settling on and hiring an architect, it’s beneficial to you as a homeowner to ask some questions to familiarize yourself with their work. After all, you wouldn’t want to spend time and resources on a professional that doesn’t specialize in exactly what you want in a house. Some questions to ask your architect include:
How do you charge for services? Is it on an hourly basis, based on square footage, or based on project size?
How do we work together to stay on budget for this project?
Do you anticipate any future challenges with this project? How are these communicated?
What is your project management style? If you are not handling the day-to-day details, who is my point of contact?
Can I see previous similar projects that you’ve completed?
Do you have any specialty experience, like working on historic homes or using sustainable building materials?
The average cost to hire an architect for your home project ranges between $2,200 and $10,500. However, depending on location and project type, you might end up paying as little as $600 or as much as $45,000 or more. For example, the average cost of hiring an architect in North Carolina is between $1,800 and $2,000, but in California, that price tag jumps to $3,600 to $15,200.
The price you pay for your architect also depends on their experience level. For example, a principal architect, the firm's owner, typically charges $150 to $250 per hour. However, an intern architect with three to five years of experience usually only charges $45 per hour.
After you’ve spoken with your contractor and agreed on a project, they’ll draw up blueprints, or plans, that the construction crew will use. The blueprint process can take between four and six months to complete. While this can seem like a long time, remember that the architect must communicate with your municipality to determine codes, communicate with you as the homeowner with any changes or adjustments, and coordinate with the construction crew.
If you simply remodel your home or add an addition, the time to draw up the plans will be shorter since fewer permits and surveys are required. Even still, it’s best to plan for a few months for the architect to complete this part of the project.
Knowing if you need an architect for your project can be tricky, especially if you've never worked with one before. In general, small remodeling projects like replacing fixtures typically don't require the expertise of an architect. However, larger projects, like moving walls or adding an addition to your home, should include an architect to ensure the project is structurally sound.
