"Estimate was a bit low and should have given more time line for things we cannot control like inspections other than that they did a most excellent job with building a deck with footings! Their craftsmanship was outstanding!"

"I hired Four Lakes Contracting to power wash my house and build a new deck, and they did an awesome job. Super professional, on time, and easy to work with. The house looks great, the deck is solid and stylish, and they kept everything clean and on schedule. Highly recommend! Thank you . M"

"They were very helpful on advising on specifications. In general, I found roofers specifying roof replacement the cheapest way possible rather than what is most cost effective long-term. Once, I got multiple contractors matching on specs, GF was clearly cost competitive, particularly given no subcontractor usage. Actual install was smooth except for two things. It took more time than they budgeted for, but they handled that well and didn't try to ask for extra payment. Second, they discovered that the backing of the house's original aluminum siding was rotten when they were installing new flashing. Understandably, they didn't want to put it back up as is (which I can appreciate). Thankfully, they were able to provide a cost effective answer regarding new siding, as I didn't want to have to big that out with everything already torn up."

"Great.  Tim was skilled, honest, forthright, courteous, considerate and punctual through the whole job.  His assistant was pleasant and hardworking.  He came out right away to look at the deck which had been flagged by the inspector I hired to look at the house when I was under contract to buy it.  Though this was a relatively small job, he helped me understand deck structure as well as point me towards independant sources of information to help me through the negotiating process with respect to getting a reduction of the house's purchase price which involved at least a dozen calls and communications.  (I did get estimates from other builders who came out higher with all sorts of caveats built into their contract so I could not be sure what the final price would be).   When the actual job started, we ran into some tough ground (clay and large rocks) to remove in order to putting the footings which took extra days to get through as it was done by hand (because Tim did not want to tear up my yard with his heavy duty digging equipment).  Tim did not charge me beyond the estimate for this unforseeable complication though it was clearly within his right under the circumstances to do so.  The work was excellent and he is the type of a craftsman who is by nature unable to leave a job that isn't well done.  Though I thought the job was done, he came back out to perfect it beyond what I had expected.  He left the place as clean as he found it.    I recommend him without hesitation

Deck Maintenance questions, answered by experts

Deck repairs cost around $800 to $3,500 . However, your cost depends on the type and severity of the repair, as well as the type of decking material you have. Other factors, like location and labor costs, impact the price, too. Boards and railings are the priciest parts of a deck to repair, while loose stairs are less expensive to fix.

Choices include wood, composite, and hardwoods, each with unique benefits.

Local building codes don’t specify the number of steps a deck can have before a railing is required, mainly because stair height varies widely. Most areas require decks 30 inches or higher to have a railing. While not exact, that roughly equates to four to seven steps.

A wood deck requires annual cleaning and regular inspections for loose or broken boards, nails, and screws. It should be refinished by applying a stain or sealer every two to three years to protect the wood from water damage, rot, mildew, and sun fading. The exact frequency can depend on the climate and the deck's exposure to sun and moisture. If your deck is painted, it will need repainting approximately every 10 years. Signs that your deck needs refinishing include faded, splintering, or warping boards.

For a 12x20-foot (240-square-foot) deck, you can expect to pay between $7,200 and $14,400. This cost is based on a general price of $30 to $60 per square foot. The final price will depend on factors such as the decking material, design complexity, deck type, location, and local labor costs. Keep in mind that add-ons will increase the total; for example, adding an under-deck drainage system to a deck of this size could cost an additional $7,700.
