There are sections of my driveway where nearly all of the seal coating came off in less than 9 months, so I am going to have to re-do the job myself. This is not what I had in mind when I paid over $1,100 (a fair price, if it would have lasted longer). I understand that the work isn't covered anymore, as I didn't report it until the thaw revealed so much was missing, and I'm not upset with Merit or their staff. Driveways should be sloped with a minimum 2% slope—anything lower will cause precipitation and runoff to collect. A 2% slope is the equivalent of a 2-foot rise over 100 feet. One quick way to check the integrity of your driveway’s slope: no more than four inches of water should collect on the surface longer than 15 minutes after rain.

To maintain their strength, asphalt driveways and parking lots need to be sealcoated once every two to five years. You may also need to reapply paint striping every few years as it fades to ensure drivers can safely navigate the parking lot.

Asphalt and tarmac are not the same thing. Traditional tarmac, short for tarmacadam, uses tar as a binder to hold crushed stone together. Asphalt uses bitumen—a byproduct of crude oil—to bind aggregate. Though tarmac was once a go-to for roads, asphalt has become the modern standard. And these days, most surfaces referred to as “tarmac” are actually asphalt. So, while the names may overlap, the key distinction lies in the binder—tar for tarmac and bitumen for asphalt.

While some areas may allow for a slope of up to 20%, this is often the maximum slope for driveways, with a few exceptions of up to 25%. Other regions may have a maximum of 12%, 15%, or 18%, so check with your local building department to ensure you’re laying a driveway that is up to code for your location.

The cost to pour a driveway apron depends on the material and size. Concrete costs $3 to $10 per square foot, asphalt ranges from $2 to $5, and pavers are $5 to $15 per square foot. Additional expenses, like excavation, base material, and labor, can increase the total cost. For example, a standard 12x15-foot concrete apron could cost between $540 and $1,800, depending on local rates and additional work required.
