CDA Inspectors

Jeanne is AMAZING! We hired the CDA Inspectors to inspect the house we are currently under contract with; Jeanne was thorough, very observant, so easy to work with and listened to our concerns. The report she sent was very detailed to include recommendations for the issues she uncovered. 47 pages of detailed information leaves little to the imagination so kudos to a nice in-depth look on things we needed to know. Thank you so, so much, Jeanne for alleviating my anxieties and for your most professional, superb and genuine care service!! HIGHLY RECOMMEND!

She is incredibly thorough and experienced. We received a 50-page report that included photos. She caught some problems with the roof that our roofing contractor missed when he was doing his inspection a few days later. She's also very personable and friendly and was happy to show and explain to us some of the issues she found. She treated us like family. After receiving the report she took the initiative to call us to see if we had any questions about the report, and was very happy to answer questions when we called her later (multiple times!). She is very reasonably priced, and we don't think you could find a better inspector. So far we've hired her twice in our home hunt, and we will hire her again. We highly recommend her!

Very thorough inspection, showing items needing repair, maintenance notes, and priority items. Reasonably priced, really it’s a bargain if you’re buying a home and want to see possible costs when escrow closes. very knowledgeable and spent time afterwards discussing questions, suggestions. I Will use again after repairs are made to verify and will use again and highly recommend them. Excellent tool for buyers prior to listing if you want to know what to address before hand or disclose. We hired two different inspectors for our possible home purchase and Jeanne was the second to perform. Her report was so detailed that it blew the other inspector out of the water. She noticed so many things that went unreported with the previous that in the future I plan to hire her exclusively.

I've been a builder, developer, and investor my entire career.  I am well aware of the number of under-qualified and unprofessional inspectors out there.  I needed to hire an inspector 'sight unseen' as the property I had in escrow was a vacation home that I wouldn't see until closing.  Jeanne and Russ at CDA are total and complete experts at what they do.  Attention to detail, inspection and construction knowledge, and total professionalism.

It went really well! Jeanne knows what she's talking about and goes over every detail,which is very helpful. It was especially helpful to me since I am a first time home buyer.

My husband and I were brand new to the house buying process and got really lucky with our agent and financing agent. When the time came for the inspection our agent recommended someone but because I am deathly allergic to mold we went with CDA Home Inspectors (the mold specialist) . She charged extra to do the air test and sent what seemed like a very thorough report. After we got into the house we found more mold than what was reported in areas that wasn't mentioned. Two urgent care visits later, I wrote an email to them asking about these and something as simple as, they left out checking the appliances which we found out both are broken and the response I got was "it was in the report" and then I should have done the swab test which is more thorough??? (and more money) Even the real estate agent knew how sensitive I was to mold and was floored to find out that they do not stand behind their guarantee. We did in fact take their advice and hired real professionals that came out and did a thorough test did not charge us extra and had the house gutted to remove all the mold. They told us that this is not the first time they have had to clean up CDA Home inspectors mess and try to salvage Mold Specialist reputation. I hope the word gets out what total frauds they are and would not recommend them to anyone.

Jeanne was wonderful! She spent 3 hours on her inspection and spent another hour walking us through the home explaining her findings. VERY detail-oriented inspection! One of the attic access panels was blocked and she wasn't able to access half the attic. She came back a few days later (at no charge!) when we had access. The final report was not only timely (we received the same day!) but full of photos and helpful information. Her recommendations were very helpful and we felt that it was the best house inspection we had (this is our 3rd home purchase.)  I would highly recommend Jeanne for not only her thorough-ness but also for her professionalism, friendliness and great communication.

Russ Spriggs showed up when he said he was going to show up, and did what he said he was going to do. In hired work these days, it is becoming more and more rare that people are on time and provide quality work. He was very professional, and presented to me a slideshow on his laptop of the home inspection. He had taken several pictures, and elaborated on everything that he had found, and even things that he didn't find about the house. It blew my mind about the number of things he looked at, which was a good thing.

He brought many home maintenance tips and suggestions to my attention, which I am grateful for. I give Russ a 10/10, and would recommend him to any friends or family in the future. Give him a call, you will not be disappointed.

Russ Spriggs (The Home Inspector) arrived when he said he would, and did what he said he was going to do. I was surprised at his thoroughness of the home inspection. He provided pictures in a slide show like manner on his laptop and voiced any concerns about anything he had found. I give Russ a 10/10, I would recommend him to anyone buying a home in the North Idaho area, you won't be disappointed.

I spoke with both Jeanne and Russ while setting up my home inspection. I found them both to be friendly, helpful and professional. They made every effort to schedule the inspection to meet my schedule and went above and beyond when Russ agreed to rearrange his schedule and meet with me to do the inspection on a Saturday with only 2 days notice.
When I arrived at the appointed time Russ was already there and the inspection was underway. We chatted for a few moments and he asked about my specific concerns, that being some reports of mold in the home. He explained in great detail how the inspection was to be completed and assured me that he was there on my behalf to provide me with complete information as to his professional observations of the property. Also his availability after the fact if I had questions or needed advice.
Once the inspection was complete he went over, in great detail, his findings and observations. He covered everything in a very precise manner and answered questions to my complete satisfaction. His report covered not only areas of concern but also information and tips for ongoing maintenance and care of the home. The full report with photos and detailed comments was received later that evening and will serve me as a guide in maintaining my new home.
I would highly recommend Russ and Jeanne to anyone needing home inspection services. I was impressed with depth of knowledge that Russ possessed and the ease with which he was able to present it to me. It was a true pleasure to meet and work with Russ.

Russ did a great job with our home inspection. When Russ showed up for the inspection the selling agent had failed to
turn on the electricy and water/water heaters as we had requested. Russ did what he could then came back at a later date to complete the inspection when everything was up and running at no additional charge.The house was on the brink of foreclosure and had not been lived in for a while- he was extremely thorough in finding all possible issues. We have been in the house for a month now and there has not been any surprises. Thanks to Russ we knew exaclty what we were getting ourselves into with this home.

I contacted Russell on Tuesday and was able to schedule a home inspection for the following Friday. I was surprised to be able to get an appt. so quick especially since I live 50+ miles away. He redirected me to his website in order to fill out a request for service/agreement authorization which took literally seconds to complete. I then met with Russell on my lunch hour after he had already been over the entire property. We then toured the premises and went over the "highlights" of his inspection. He was extremely thorough and knowledgeable. Being a former military man, I was able to recognize his incredible attention to detail. We finished the tour within the confines of my lunch hour as I had requested. That evening my Realtor and I received the full written report with pictures pointing out the various areas of concern and guidelines on how to use the information contained within the report. Russ is extremely friendly, courteous, and professional. I highly recommend!

We arrived after they had inspected the home. Russell and Jeanne both took a lot of time to explain their findings and walk us around the property pointing out areas that not only were safety concerns, but also functionality concerns. They took us to the basement, crawl spaces, attic, indoors and outdoors and answered all of our questions. Hours later they emailed a detailed report, complete with pictures and examples. They invited us to call them any time after the inspection with any questions throughout our homebuying process.
