"Very honest, Most of the roofing companies said I need to replace my roof asap, roof repaid comapnies had told me that I dont need to replace roof, but I should get my roof pressure washed. However Ramon from Spruce up was very honest, he checked my roof and said you dont need anything for next three years. Clay tile roofing is common for traditional villas, while flat roofs are more standard for modern villa homes. Clay tile roofs are long-lasting, require little maintenance, and are great for warmer climates. Flat roofs are usually low-cost, energy-efficient, and allow for rooftop gardens. 

Generally, the term “rolled roofing” refers to MSR (mineral surface roll) roofing. This type of roofing is similar to asphalt shingles but comes in a roll that’s unraveled and installed over your roof deck. There are many types of rolled roofing, including TPO, EPDM, and modified bitumen roofing (aka torch down roofing).

You only need to replace a roof before moving if it’s extremely old or has more than just a couple minor damages. For instance, leaks, uplifted shingles, or obvious holes are issues no one wants to deal with right when they move in, and will automatically repel potential buyers that might have otherwise been interested.

While you technically can add a roof over shakes or shingles, it’s not a good idea. Roofing over existing roofing creates a moisture barrier underneath the new roof and since the trapped material is wood, you can expect a moisture problem. While you could get away with installing a new roof over asphalt or steel, wooden roofs should be removed, new underlayment installed, and the new roof installed over that. Also, the extra weight would add strain to your roof structure.

Costs can increase if you have a complex roof design with many roof vents or have a roof that’s larger than average. While up-front costs are relatively low, keep in mind that ongoing maintenance and repairs tend to be more expensive than you’d see with other flat roof materials.
