Customers say: True professional

"Mike was great and seemed very knowledgeable. My house and property was significantly damaged by flooding and it is a big job. I didn't get a bid for the full scope of work from Mike and ultimately decided on a contractor that gave me a bid for everything and knew personally. I looked at pictures of Mike's cabinet work and was impressed. It was a tough decision and work has not yet begun because I'm waiting on insurance. Mike was very kind which I appreciated during such a stressful time."

Small jobs welcome

"We spent a great deal of time and energy (four rounds of interviews) researching contractors to help us remodel the home we had just bought, and we chose Burlingame Contracting. Our project was significant because we not only wanted to completely remodel both of our bathrooms but we also needed demolition and structural work, removing and adding walls, windows, skylights, plumbing, electrical and roof work.   We had very specific design ideas and a detailed parts list (different kinds of floor and wall tiles, imported lighting, large soaking tub, fixtures, etc.) and a limited amount of space, so we really needed to find someone who was flexible enough in their skill-set to get things done how we wanted them and who could communicate extremely well as there were tons of small design decisions that needed to be made along the way. Paul really came through for us. Not only did he create what we had imagined, he reliably offered improvement ideas and structural suggestions as he was working on the project. There were things that there was no way for us to know about in advance and, without Paul's forward thinking, we might have ended up with something beautiful that didn't last. His work looks good and feels solid and we trust it.   Paul often told me that he was afraid he would "bug me" too much with questions and thoughts. As someone who has been through the remodel process in the past, this was music to my ears. And Paul was true to his word, contacting us whenever he had a question, texting us pictures, explaining options and issues, and consistently letting us know where he was at with regard to the project. We also very much appreciated his willingness to take time out of his weekend to meet with us weekly at the house to go over his progress and review details in person, as we were still living in the Seattle area.   In terms of the work quality, it is excellent! Every time I walk into one of the bathrooms, I feel as though I've entered a beautiful hotel, suited just to my tastes. The only downside is that Paul’s work is so nice it now makes us want to have him update the rest of the house as well!   Paul has good attention to detail and we appreciated his experience and workmanship. He has good subs and suppliers and manages them well. He is easy to work with, has a good sense of humor, and really ensured that he understood what we had in mind and did a fantastic job making it real."

"I asked George to take a look at some damage to my primary bathroom. He reviewed and recommended what work needed to be done. I asked some questions about the materials needed for the work, and he was extremely knowledgeable and patient with me. I selected some tile and a tub I wanted, and contacted him to schedule the work. The job took five days and he showed up on time every morning. His work was clean each day, as he protected the floors and the tub during the work. I live alone, so I wasn't around a lot while he was working, but he texted me about the progress each day and was very helpful throughout the process. What was extraordinary about this particular job is that I didn't order the right amount of bullnose tile, nor did I have the right grout, but George made some recommendations for some alternatives for finishing work and even was gracious enough to pick up materials several times for me. Despite the changes in some of the planned work, the price did not change. This was the easiest contracting work I've ever experienced, and I would highly recommend you hire Mr. Suba. Thank you, George."

"John did several jobs for me. He finished my deck that other contractors left unfinished, He rebuilt new stairs for my front porch. He covered up the deep ruts with dirt that a former contractor and his crew left. had left in my backyard. John takes his work seriously and is a perfectionist about selecting materials for the project. I went with him to pick up the materials and he selected the materials he needed very carefully. That way I could see what the prices were to be. Most contractors I have dealt with didn’t tell me what the exact prices or list them on the invoice. I was very impressed with way he let me see what the costs were! He listens closely and is very dependable. I am hiring him again for other jobs I have planned. He has integrity which a lot of contractors today are lacking. I highly recommend him as a General Contractor."

"We liked our interior design plan that we received , but it just took a long time to get the final plan.  She had told us in the beginning that she had gotten a big response to that deal.

Unfinished Carpentry questions, answered by experts

Converting a carport into a garage can vary in difficulty depending on its configuration, the condition of the foundation or slab, and its location relative to the house. The process has a lot in common with a home addition, but you can often skip non-essential finishes like fine flooring, trim work, or even drywall and HVAC. The conversion requires experience with drywall, insulation, and other building materials to ensure it’s done safely and correctly. While it might be possible for a DIYer with the proper tools and skills to do the work, it is a complicated and potentially dangerous job. If you’re new to basic construction, it's best to leave this project to the professionals.

Stick frames, metal frames, or prefabricated concrete frames are included in framing a house, along with creating the framework and space for windows, doors, and entryways. Other aspects of developing a home—like drywall, insulation, windows, doors, and more—are not included in the cost to frame a house.

Framing is the shell of the house. It includes several steps, including studs, plumbing, and electricity. A professional will ensure the wall frame is secured for the house’s structural integrity.

Framing prices change depending on the material and whether the wall is load-bearing. Most contractors use wood to frame a home, but metal is another popular choice.

Joists do distribute their load to beams, but they don’t sit on top of the beams. Instead, home builders nail or screw the joists directly to the beams such that the end of the joist butts up against the edge of the beam. Beams can sit on other beams for support, but you’ll never see a joist sitting on top of a beam or another joist.

Removing a load-bearing wall is best handled by professionals. However, if you have the skill set and decide to DIY the project, you will still need at least one additional person to assist you. Aside from helping with demolition, you'll need another hand to install the new support beam.
