And need to know the lay of the land and where their property limits are. We are a small business, that uses the latest technology in order to achieve high precision with efficiency. I am Emily Russell, the owner and principal of Russell Design Source. I hold a bachelor’s degree in Landscape Architecture from the University of Washington and am a member of the American Society of Landscape Architects and licensed in Washington State. My expertise covers all aspects of Landscape Architecture from residential and campus design, urban planning to parks, public art, commercial spaces, and planned communities. I am a Puget Sound native and have enjoyed working in the State of Washington for over 10 years. I reside in Bremerton, WA with my husband, daughter, and Corgi dog, Rosie. After working with several prominent firms in the Puget Sound area, and starting and running a firm for another local company, I decided to utilize that experience and venture out on my own to establish Russell Design Source in 2010. We are a local, family owned company with 5-9 employees. All our work is provided in-house. A typical contract requires a 50% fee deposit with the balance due upon 95% completion of work. Most jobs are fixed fee which are agreed to, prior to job start, and which assure no surprise billings. Costs vary greatly depending on scope or services, size of property, type of terrain, and local control aspects. Hourly billings may be appropriate for small, quick projects ($500-$3000), depending on customer needs and are situational. We understand the concerns of homeowners and their issues and strive to provide the best customer service in our industry.

A land survey includes the layout of a single property, including precise measurements and to-scale drawings of boundary lines, land improvements, and sometimes other features, like topography and drainage information. A plat map includes the layouts and boundary lines of several adjacent plots and basic structure measurements. Surveys are normally more valuable for homeowners and buyers, and plat maps are for governmental use.

Land surveys don’t technically expire. They do serve as a point of reference and a snapshot of your property, though, so as soon as you make changes to your property (and even if your neighbor makes certain changes to theirs), your existing land survey becomes inaccurate, and a new one must be done. Even if you don’t make any changes to your property, many states only guarantee the accuracy of a land survey for five to ten years.

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.
