"My wife and I recently purchased a home in Townshend, VT. The home inspection was performed by David Goodman of Total Property Inspections-Goodman Group of Shaftesbury, VT. Mr Goodman was very thorough as he did the inspection and as he performed it, he pointed out each item of current or potential concern, along with recommendations for corrections and the timeframe to make same. Hiring a reliable home builder is an essential task, but there are a few questions you can ask a potential builder to ensure you they are trustworthy and up to the task:

  • Are you fully licensed and insured?

  • How much of the work will you subcontract?

  • Will you pull all of the necessary permits for the job?

  • How long is the builder’s warranty you include with your work?

  • How do you handle resolution for issues I might have with the finished product?

  • How much experience do you have?

While you can waive a home inspection when buying a house as-is, it’s not a good idea. An inspection will identify any current and potential problems with the home and give you a starting point to budget for repairs. An inspection will also alert you to any major problems with the house that may make you not want to proceed with the purchase.

The time it takes to complete a pre-drywall inspection depends on the size of the home as well as the complexity of its build. Most take between one and three hours, but large custom homes or those with complicated HVAC, electrical, or plumbing systems take even longer. Your inspector will examine each room and each system in detail to make sure everything is properly installed and up to code.

An inspection to look for damper handles is the best way to know if your house has dampers in the ducts. Not all homes have them, as some home builders may try to save money on the construction by leaving dampers out of the ducts. You can install them yourself later if desired, but you may have to do quite a bit of work and take on a partial air duct replacement cost, which could be $1,000 or more.
