Patrick Richardson has a local home inspection service.   He has a reputation as a "deal breaker" among the real estate agents, many apparently don't like, recommend  or use him.  He inspected a house that we sold a few years ago and I sought him out because of his thoroughness.  He arrived a little late but conducted a very comprehensive house inspection, checking all plumbing, electrical,  and structural elements of the house, pointing out items out of code, recommendations for repair for any defects, and areas of potential trouble.  He checked and ran the appliances, checked every electrical outlet with and without GFI, ran the furnace and heating system, checked the chimney, and crawled into the attic to check insulation and structure.  He even pulled the electrical panel to check the wiring.  We had arranged for a well inspection and water testing 2 days before but he does offer water testing for additional fees.  He also offers radon air testing which we are doing.  I haven't received the written report yet but am completely satisfied with the service.  I accompanied him throughout the inspection and he was friendly, professional, courteous and answered any question I posed.  Total cost was $400 for a 2000 sq ft house plus $120 for the radon air testing.  He took a little over 4 hours to complete the job.
