Your porch could be crumbling due to poor installation, freeze and thaw cycles, or intense pressure washing or sandblasting. If your concrete was poured and cured improperly, moisture can seep into the concrete. When the water freezes and thaws, it causes stress to the structure, leading to cracks and crumbling. Typically, most residential wooden decks are designed to support approximately 40 pounds per square foot, including the deck’s weight and any items placed on it. While this is fine for typical use, it is usually not enough to hold the weight of a hot tub filled with water and people. To safely support a hot tub, your wood deck will likely require reinforcement. Therefore, it’s best to have a contractor or a structural engineer assess it before hot tub installation.

Spindles on a deck may also be called balusters or pickets. While not as important to the structural support of the deck as the rail posts, they play a critical role in ensuring the deck is safe to use by closing in large gaps in the railing. For this reason, balusters must be no more than 4 inches away from one another.

With proper maintenance, the average life span of a screened-in porch is six to eight years for the screens themselves, but the foundation and structure can last for 50 to 100 years. To keep your screened-in porch in good shape, clean your porch screens regularly, patch holes, re-seal the wood as needed, and address any foundational issues right away.

Start with a 60- or 80-grit sandpaper when sanding a deck, though this could change depending on the type of wood that comprises the deck and how smooth you want the overall finish. If you prioritize a smooth final finish, progress to a finer grit like 120 or 150. Avoid ultra-fine grits for traditional sanding, as it could close up the wood pores and make it harder to apply a finish down the line.
