"Not good, sensor was defective, we had leaks in the main valve; which water company checked out, and it was not thru their system, but the irrgation system. Owner did not return our messages on his emergency number for 2 or 3 days. Never called before coming so we could be home to open garage door, or never showed up when he said he would. We had to bypass the system to have the sprinkler system work, because the sensor didn't work. Did not assist us for problems after he got paid."

Almost all lawns can benefit from aeration, but not all lawns need aeration services. If your lawn has puddles of standing water, uneven grass growth, thinning grass, dries out quickly, or has a good amount of thatch, aeration is worthwhile. You can try that, but it isn't likely to yield results. It's like watering potted plants without putting the seeds in. Choosing fertilizers: slow-release for steady nutrients, organic for eco-friendliness, or specific blends for soil deficiencies or grass types.

If your lawn hasn't been aerated in over a year, or the soil is incredibly compacted, do two passes with the aerator. The first pass should follow your mowing pattern and the second one should form a perpendicular angle relative to the first. Stick to 20 to 40 holes per square foot as a rule of thumb.

It’s best to fix lawn depressions during late spring. You want to wait until after your last frost date and when the yard is not too wet. This also allows ample time for new grass growth once you reseed.
