"I recently began renting my home through a management company. When the AC stopped working I had my management company contact an AC company, and they chose Expert. Expert quoted $4000 to replace the AC. I then found another AC company myself (Humphrey) for a second opinion. Humphrey was able to fix the AC simply by changing the capacitor and fuse. Expert either 1) didn't bother to even look at it because the work order was coming from a management company and figured they paid whatever, or 2) did a really poor job diagnosing the problem. Either way, neither is favorable. My lesson learned as a new landlord--always find a repair company yourself."

Then he added some nice fixes to make it easier to work on the water heaters in the future. He replaced one heater that was under warranty and an old one whose welding seam was swollen and ready to burst. That would have been a disaster!!
