"Linda was very good at responding right away and was very efficient in coming out and assessing our property value. She is professional but also very approachable, and did an excellent job both doing the work and following up. It is evident she enjoys doing what she does and it was frankly, very nice to to have a woman appraiser in a field dominated by men. Her attitude, honesty, and friendliness were such a bonus in a process that can be cold and stressful. I will use her for other properties and highly recommend her to any realtors looking for a new face in appraising. Thank you Redbird!"

"Ms. Cipriano was recommended by as a Realtor by a family friend. As soon as we met with Ms Cipriano, and discussed our wish list, she provided a list of properties for our consideration. She suggested a couple of houses and took our time visiting the houses until we found the ONE.. At first it was a sort of preference desire, but Ms Cipriano turned it into a reality. Bids were submitted and she dealt with the Bank and owners and made our dream possible. We closed within 45 days."

"Mr. Schramm was 45 min late to the appraisal appointment with no explanation why. He seemed to be thorough while completing the appraisal, but he asked less questions about the home than I expected. I was intimately involved in the building of my home and felt like I had a lot to offer from an information standpoint, and I didn't feel like he really cared to hear all of my inputs. Finally, Mr. Schramm told me the appraisal would be completed on a Tuesday, possible Wednesday. Here it is Friday and I still don't have it. To his credit, I will say that he has kept me informed on the status and why it is delayed for the most part."

Property Appraiser questions, answered by experts

Costs depend on the property size, audit complexity, and whether additional testing (e.g., blower door) is included.

While there’s technically no limit to the dollar amount you can borrow for a home addition, the standard limit is around 80% of the value the addition is expected to add to your home. That means you could feasibly borrow up to $80,000 if an appraiser determines that the addition or bump out will add $100,000 in value to your property. You might also be limited by your debt-to-income ratio or credit score.

Appraisals can come in above or below the list price or offer price for a property, and where it falls depends on many factors. Those include the condition of the property, the location, and the age of the home, but often, the condition of the market is the biggest determining factor. Where demand is high for properties, buyers compete with each other for homes, which tends to drive up offer prices above where appraisals come in. Where demand is low, you’ll often see the opposite happening.

Whether a scullery is worth it depends on how much you like to cook and entertain. If you frequently host gatherings—a scullery is likely worth the money. If you’re looking for ROI, it’s not so clear. It may not add significant value to your home, as it doesn’t increase square footage and may repurpose space that a buyer would have preferred to remain as-is (like a laundry room).

Yes, home appraisers look at your windows when appraising your property to determine the market value of your home. They’ll factor in the type of windows, quality, condition, whether or not there are screens covering the windows, frame materials, size, insulation, and more to come up with an unbiased property assessment.
