She said she would email info over the weekend and she did not. She said I would receive my report by Thursday. Today is the following Monday and I have not received it. She says her computer is in the shop for repairs.

She wouldnt interact by email, text, nor phone once appraisal was finished, to questions I had regarding her summary not giving weight to two substantial issues affecting value: old roof and slipping foundation.

"Hi Nick, so sorry you feel that way. The contact person/consultant for the appraisal (i believe your attorney) and I had a lengthy conversation (I believe you were out of town) regarding the limitations of an appraisal report. Appraisers are not contractors , therefore it is outside the scope of work to determine construction issues like foundations within an appraisal. I suggest you consult a building contractor for foundation issues."

I did not need a full appraisal but a measurement of the property. This appraiser was the only appraiser that would agree to come out and do the measurements and not require a full appraisal. In fact one individual made an appointment with me to do the measurements and never showed. Patty was professional, offered a lot of good advice and explanations about property measurements, and what is considered to be taxable property. She has a lot of previous experience while doing appraisals in California and I would highly recommend her.
