"I had this company out previously to work on my garage door. I initially called to see if they had a recommendation for someone who worked on gates but was pleasantly surprised when they said that they do and sent someone out right away! Very positive experience! Price was good, they came out quickly and it didn't take long to fix! Thought I would leave another review since I initially thought they only did garage doors. If you want quality work without getting price gouged I'd seriously call this company!"

"Reliant contacted me shortly after I requested a quote through Angie’s List around 8 PM at night. David was at my house at 10 AM the next morning. He was friendly, fast, and knowledgeable. We had torsion springs and rollers replaced and the price was agreeable. I would recommend this company to a friend and will be using them for any garage door needs in the future."

"Comment: I had a roof leak and Nate from Autograph came out to look at my roof. Nate was able to help me get a new roof from my insurance company. They are very professional and communicative."

"Very professional company through entire process. I received highest quality product at a great price. There wasn't cutting corners on installation. Cleaned up work area as if they were never there. Time from quote to installation was weeks ahead of the competition. I was looking at least 6 months with every other company I called. I will definitely use The Ultimate Builders, LLC for all my home repairs in the future and I advise anybody else to do the same."

"Made an appointment with Texas Tornado. Sandra and Tay Kuykendall came to my home, they answered all my questions and  we looked at locations in my garage for the safe room. Sandra explained due to demand there was a 4-5 week waiting list which was not a problem. Shelter arrived in 3 weeks, ahead of schedule.  Tommy and Tay arrived at my house on a very hot Saturday afternoon to do the install. Install took about two hours and went very smoothly. The guys are great, very clean install. This shelter is very well made and is a very secure. I highly recommend Sandra and her crew, a great experience all round.

"I purchased "today's big deal" coupon. Their representative arrived on time, he inspected the mechanical functioning of the door, tightened the chain, lubed the appropriate areas, and helped me open my garage door openers so I could put in new batteries. He told me how to maintain the door to help avoid breakdowns, and what parts were going to need replacement. Very educational experience. I will use this company again."

"For the price that we paid, I feel that we received a good value. The work was done well and in a somewhat timely manner. There was a delay when the painter had to leave town due to illness in the family. This was unavoidable and Roger communicated with us throughout. Roger's employees are true artist. They came up with affordable solutions for some issues that we had. There are a few places that the paint work was a little sloppy, but considering that we paid about 20% less than the next lowest estimate, we can't complain. The reason that we won't use this company again? The valve that supplies water to our dishwasher broke off during a day early on in the remodel. This was no fault of the crew, just an old valve. The problem is that no one told us this had happened. We turned our dishwasher on and left and when we came back, everything inside, including the end of one of the washer "blades" had melted. I called Roger and we agreed that we would pay to fix the valve and he would pay to replace the damaged dishwasher "blade". He advised me that he had ordered the part, which I had researched and knew to cost around $90. Three weeks later, he said that the part still had not come in. I advised him that I would like to withhold the $125 balance for the completed job until the part was installed. He agreed that was fair. It is 2 months later and we never heard back from Roger about the replacement part. Not only has he not called us, but he has ignored the 2 times that I attempted to contact him to ask about the part. This is extremely unprofessional. If not for that one thing, I would definitely hire him in the future. It's a shame that he ended our contact this way.

Garages questions, answered by experts

The smallest size a standard 2-car garage can be is 20 feet by 20 feet, so at these dimensions, you could reasonably expect to fit two cars inside. However, it’s going to be a tight fit, especially if you have larger SUVs or pickup trucks. For smaller cars, 20 x 20 should be plenty for parking and some space to maneuver around the cars. A larger garage size would be better to ensure you have room to open the doors and transport groceries or other items around the cars.

A garage door screen can be a worthwhile investment, especially if you frequently use your garage for activities like a home gym, workshop, or other hobbies. It allows you to enjoy fresh air and natural light without worrying about bugs. Additionally, a screen provides ventilation that can improve air quality when you're working with paints, varnishes, or producing sawdust.

The best option depends on your usage. For occasional use, a DIY fabric screen is a low-cost, simple solution that you can put up and take down as needed. If you plan to spend a lot of time in the space, investing in a customized, professionally installed garage door screen can help transform the area into a new hub for your household.

One of the biggest disadvantages of glass garage doors is that they are not the best at insulating your garage. In the summer, heat can enter through the glass, while in the winter, heat can escape through the glass, increasing your electricity and gas bills as you crank up your HVAC unit. You can help mitigate the poorer insulation by investing in insulated glass and insulating your garage.

On average, a garage door can last between 15 and 30 years. However, this lifespan is influenced by several factors, including the quality and material of the door, local climate conditions, and how frequently it is used and maintained.

Key factors affecting longevity include:

  • Material: Wooden doors can last 20 to 30 years or more, while steel doors typically last 15 to 20 years. More robust options, like triple-layer steel, can last 25 to 30 years with proper care. The number of layers in a door also contributes to its durability, with each additional layer potentially adding five years to its life.

  • Maintenance: Regular inspections, cleaning, and immediate repairs can significantly extend the life of your garage door.

  • Usage and Climate: Doors in harsh climates or those used very frequently may wear out faster.

  • Components: Individual parts have different lifespans. For example, automatic openers may fail sooner than the door itself without regular maintenance, and garage door springs typically need replacement every 7 to 12 years.

While the door panels are designed to last as long as the door, they should be replaced sooner if they become visibly damaged, impact the door's smooth operation, or create a security risk.

Yes, upgrading a garage can increase home value. Simply having a garage on your property, whether it’s attached or detached, makes your home more valuable. A garage remodel can give you around 80% ROI, though it depends on the type of remodel you do. Converting your garage to a living space can provide significantly higher returns.
