"Went great, Ryan is a very likeable dude. He was on time and ready to go when he said he would. But most importantly, Ryan is thorough and communicative. He went through every last inch of the house I am buying, and he can articulate down to the finest details. He provided verbal analysis throughout the inspection, a verbal recap at the end, and closed with a detailed report. I appreciate his work, and genuinely liked him as a person. ? Recommend you call Iron Star Inspections/Ryan. Greg"

Septic Tanks questions, answered by experts

Another common question is, what pressure should your well tank be set at? The standard rule of thumb is to set your well tank’s pressure at 2 psi below the cut-on point of your pressure switch. So if your well is set up for a high cycle of 40/60 psi, your pressure should be set to 38 psi. If you use a low setting of 30/50 psi, you would set the pressure to 28 psi.

A septic tank always has some amount of liquid in it—which should usually be 8 to 12 inches from the top of the tank. If the liquid level is higher than that or is overflowing the drainage pipe that leads out to the leach field, the tank may be too full and in need of pumping.

A household of four can easily fill a 1,000-gallon septic tank within a week. It may be 10 to 14 days for smaller households. But the reason why you don't need weekly pumping is because the tank's contents eventually reach the overflow pipe. They flow down this pipe to the absorption area whenever water is used in your home. The tank keeps working at this full level until it's pumped again.

Depending on local conditions, a deep well may be a better choice than a shallow well. Deeper well depth accesses groundwater that has been naturally filtered through many layers of soil and rock. This reduces surface contaminants and may offer cleaner water, but deep wells cost more money to build and maintain. The water may be harder and have higher radioactivity, too.

Drilled wells have a pipe sticking up that’s covered in a plastic or metal casing. On the other hand, a dug well will look like a big hole in the ground and is more similar to what you’d see in a fantasy or Western movie. If you want to be sure, contact the city for documentation on your property’s construction and excavation history.
