"We had sinking concrete both in our sidewalk and driveway panel next to the garage apron. We hired Baird to do the repairs, including also sealing all of the driveway expansion joints. The results of this job exceeded our expectations and couldn't have asked for anything better. "Great experience with a very professional crew. The work of fixing my front sidewalk and driveway was completed quickly, on time, and looks great now! There is no real alternative to underpinning, although mudjacking and polyjacking are other repair methods that can add support from underneath your foundation. Rather than placing supportive piers under your structure, these involve pumping a material under your slab to lift a sunken section back into its original position. Polyjacking, in particular, is sometimes a suitable solution for stabilization issues under slab foundations, but underpinning is often accepted as the best and most permanent solution.

Mudjacking restores level surfaces, prevents further damage, and is more cost-effective than a full replacement.

Concrete leveling is not typically covered by insurance. In some cases where the shifting concrete is caused by a natural disaster or storm, you may be able to file an insurance claim if your policy specifically covers those circumstances. In most cases, though, you’ll pay out-of-pocket for concrete leveling.

Pros often use mudjacking or polyurethane foam injection to level a sunken concrete patio. Both methods lift the slab by filling voids beneath it. After properly compacting the soil beneath it to prevent future settling, the concrete may need to be removed and re-poured for severe sinking.
