"In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. See the invoice they submitted, which completely overlooks the $35,895.76 payment we made (supported by our bank transactions). —-------------The payment schedule on the contract has major math errors—--------- Payments for the work are due as follows: Contract Total $ 194,972.33 $ 19,497.23 deposit is due at initial design meeting.(10% of the Contract Total) 20% of the Contract Total is due at the preconstruction meeting. 30% of the Contract Total is due at start of drywall repair. ←– we requested halt at this phase and according to texas property code Sec. 28.003. "What an amazing experience I had! I recommend Chellyanna to all my friends looking for a remodel or addition. Two things stood out which I think made Chellyanna stand out from the other contractors I have dealt with: 1) Timeliness- We showed Yossi around the house before we closed on our new home. The day after we closed they already started demo and never looked back. The stream of skilled workers never stopped coming until the project was done. Drywall, painting, plumbing, electric etc. were all done without delay. 2) Responsiveness - Yossi was always available to answer a call, tweak the project or answer our questions. We always felt that we had someone we could turn to and the entire process was extremely transparent. You will not be disappointed!"

"Carlos is great to work with! He took me to places to look at various types of tile and granite to be used in both of the bathroom restorations and his crew got the work done quickly and efficiently. When he did the master bedroom and bathroom, I was thrilled with a results! Many of my friends remarked on how beautiful it was! Since that went so well, I had him come back to do the front bathroom remodel, and some other things that needed to be done."

"The lawn clean-up went well, he talked me out of removing the pool and deck. I bought fencing supplies and hard ware to replace privacy fencing. After the fence was done decided not to have the wall repaired at this time. I paid $3000 down another $5000 once the cleanup was underway when finished I was suppose to pay an additional $7000 but accidentally wrote it for $8000 the contractor did not correct me or say anything. I don't feel that the services provided were worth the money paid"

Closets questions, answered by experts

Construction typically takes 2-5 days, depending on the complexity and customization.

You can budget a little less money for how to build a closet with wire shelves than with wood shelves. Some people don’t like the aesthetics that wire shelves provide, though, meaning they’ll gladly spend a little more to add wood shelves to the build. If you decide to buy pre-made wire shelves instead of building custom-sized wood shelves, you’ll be restricted in the closet shelving dimensions you can use.

If you’re on a tight budget, the least expensive material you can buy for DIY closet shelves is chipboard, a.k.a. particle board. This inexpensive material is made from a pulp of sawdust, resin, and glue that’s pressed together under high temperature and pressure. As you can imagine, it’s not very sturdy and might buckle under your blue jean collection, so you should only use it if you’re storing very light items.

The addition of a properly installed built-in closet will generally make a home more competitive on the market and increase its sales price. If, however, you are converting an existing room into a walk-in closet, it will likely drive the value downward. The balance between utility and value is hard to get right, but generally speaking, if you add utility with a built-in closet that doesn’t detract much from the square footage of the room, then you’ll likely add value to your home.

The time it takes to build a closet varies widely depending on the type of closet you want. A simple, reach-in custom closet can take less than a day to complete, while a walk-in closet may take a day or two, or even more, depending on its features. The pro you’re working with can give you the best time estimate depending on your project, but if you’re planning to DIY your closet, you’ll typically want to budget a bit more time.
