I appreciate the candid review. I am an Air Force veteran that is for sure and I do know about the Texas Veterans Land Board Program for vets wanting to improve their home. I have actually helped a client use the program and here is my experience with the Land Board. Time. From initial application to closing the loan was 90 days. It was at that point I could order materials for the work. Security. The Land Board uses the equity in your home for security with a Mechanic's Lien Contract. If your home is paid for this give the Land Board the right to foreclose on your home. Closing. The land board requires the loan be closed in a title office or an attorney's office. We market our products in Austin, San Antonio, Houston, Dallas and Corpus Christi. Logistically is did not make sense. It does not make sense for most of our customers to go this route and because of that our representative are not trained in the Land Board program. Our financing programs are all non-secured loans or lines of credit. No foreclosure worries. We can order and begin work immediately, which in our industry is what our customers like very much. No waiting 4 months for the project to complete. Also, the Texas Veterans Land Board advertises on Radio, TV and direct mail to Texas Vets. It's out there for every vet and if I were buying acreage in the country, I will take advantage of the benefit that my service to my country has awarded me. I have visited with the customer numerous times from the beginning all the way through to satisfactory completion of her work. Our initial agreement was for the 8 windows and patio door for $6750 of which we require the customer to place a 50 % down payment to secure the order. She agreed to this and wrote us a check for half. We measured and had the windows and patio door installed and during the installation, the customer had called me and was talking about the 3 windows in the front of her home. She mentioned that the center window had and 1/8th of and inch more clearance from the window edge to the interior sheet rock than the other 2 beside it.. I told her that I would build her a new window and have it installed. Which we did. After installing the last window I inspected the installation with the customer and she said everything is fine and wrote a check for the remaining balance. She asked me at the time if we did siding and I said yes. She asked for a quote that day and we looked at the area that she was concerned with and I gave her an approximation of the cost of the work at that time because she told me that it was something she would have to put off for a while. We have received exactly 2 phone calls requesting service from the customer and in both cases took care of her service issues. She again had me out to her house months after with windows were completed to give her an accurate cost for cement fiber siding for her home which I gladly did. We parted company on very good terms. To this day I have not received a phone call from the customer asking about the window flashing (which according to the manufacturers best practices only requires caulking) or foam (which is not used in every case due to the minimal space between window and framing of the home). I do appreciate the fact that the customer has given us an A for professionalism and I thank her for that. From my perspective, when a customer makes final payment for the project it is indicative of a satisfactory completion. I would be willing to speak with the customer in the future to hear her concerns personally and to make sure she is still as happy as the last time I visited with her.Health & Safety Measures
