"In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. See the invoice they submitted, which completely overlooks the $35,895.76 payment we made (supported by our bank transactions). —-------------The payment schedule on the contract has major math errors—--------- Payments for the work are due as follows: Contract Total $ 194,972.33 $ 19,497.23 deposit is due at initial design meeting.(10% of the Contract Total) 20% of the Contract Total is due at the preconstruction meeting. 30% of the Contract Total is due at start of drywall repair. ←– we requested halt at this phase and according to texas property code Sec. 28.003. Hi, my name is Carter Hines, owner of Texas Star Painting, LLC. First of all, I would like to thank you for allowing me to come out and quote your home. My primary goal is to provide you with a full service, interior and exterior painting experience, using only premium workmanship and materials, all at a very competitive price. I understand that your home is one of your largest investments. That is why I make sure everyone on the Texas Star Painting, LLC, team is an experienced, well-trained, clean and courteous professional. In fact, all of my crew leaders have been with me for more than 3 years and have over 10 years cumulative painting experience each. That translates into a consistent and dependable paint job, on every house we do! We never require a deposit and only collect payment after you are fully satisfied.

"I want to start this review by saying we were pleased with the painting job done by Texas Star Painting (TSP). TSP was hired to paint the interior, ceilings, doors and trim, and texture and paint the kitchen island in our 2,300 square feet home. TSP came in on Oct 23rd -27th 2017 for the job. Carter was nice to work with and he is very knowledgeable with what he does. His attention to detail is better than his workers, but all in all, we were pleased. This being our first home, we should have done a more thorough walkthrough after they finished. There were some cleanup issues such as minor paint splatters on the windows, toilets, mirrors, and sinks as well as a few areas above doors that needed touching up. All of which Carter offered to come back out and fix. It came off easy enough so I told him not to worry about it. Annoyed it happened, but he did offer to come back by. That is on me. My issues arise after the fact. Carter sent me a text message asking if I wanted them to reinstall the baseboards along the kitchen island after it was painted. I said that would be great. He sent me a photo of them installing the baseboards. Fast forward to December 27th, 2017 and water started to come through our flooring. A plumber came out that next morning and it was determined a nail from the baseboards went into our kitchen water line which had been slowly leaking into our flooring pad. I opened up a claim on my insurance so that they could begin the cleanup as swiftly as possible and paid the deductible thinking TSPs insurance would reimburse my insurance. They did not. They denied responsibility because "They do not use nails that long" My insurance went back and forth with them. It has been over a year and they held their ground, refusing to take responsibility even though there were text and photos regarding the baseboard in question. It has been over a year now and I am still out my deductible. What is the point of hiring an established and insured company if they will not take responsibility for what was an unfortunate mistake? Might as well save several thousands of dollars and hire a pair of painters off of CL. Mark W."

Closets questions, answered by experts

Yes, 12-inch shelves are often considered the standard closet shelf depth for storing folded clothing, shoes, and small containers. However, if you plan to store bulky items such as blankets, baskets, or cleaning supplies, you may want to go deeper. For specialized layouts, an adjustable system can give you more flexibility.

Although you can complete a closet frame in just an afternoon, finishing the entire closet will take a few days to a week. However, that’s still not as much as the average time it takes to remodel a closet, which can take anywhere from several weeks to more than a month. That’s because you also have to consider the time it will take to demolish the existing space, plan a new design, order materials, and actually install it.

Built-in furniture maximizes space, offers a tailored look, and enhances room functionality.

The time it takes to build a closet varies widely depending on the type of closet you want. A simple, reach-in custom closet can take less than a day to complete, while a walk-in closet may take a day or two, or even more, depending on its features. The pro you’re working with can give you the best time estimate depending on your project, but if you’re planning to DIY your closet, you’ll typically want to budget a bit more time.

Plywood offers excellent stability and strength for drawer construction. Baltic birch plywood provides a premium appearance, while standard hardwood plywood offers good value. Solid wood works well but requires more attention to grain direction and seasonal movement.
