Not well, but mostly because she had too many jobs going and did not oversee her people well. Have friends who had good luck with her, and I liked her and really wanted to work with her, but I had lots of problems that they did not take responsibility for. Had to replace carpet because it was ruined day it was installed. She blamed carpet layer and said it was glue, he blamed her and said it was paint. I had to pay to pay to replace carpet. Her guys got grease on another carpet day it was laid. Repeatedly asked that her painters use drop cloths and prep the walls and they did not and got paint all over wood floors which she said she would clean up but I had to. I finally learned I had to be there all day every day and check every little thing and could not get them to fill holes or scrape off extra texture. They stained a floor and then someone walked across it and got boot prints all over it. She blamed floor guy's crew and they said they didn't do it. Had to cover it with carpet. I came in that night and the windows were open and it was raining in. Had to go over every day to be sure they locked doors and closed windows. They set off the burglar alarm four times. I asked them before they started to cover the fire sensors because alarm company said if they did not it would damage them and set off the alarm when they sanded or sprayed. They did not until they left (?) and set off the fire alarm four times (in addition to burglar alarm four times) in two months and the fire truck came because I was not there those times. I asked her to touch up a small area (2 ft X 2 ft) of my stained cabinets to see what it looked like and then I would decide whether to touch up stain or paint white. Came in and guys had done whole kitchen and another room and looked like they had flicked brown paint on it. She fixed it as best she could but you can't see wood grain anymore. I wanted blue paint against a stark white trim and she suggested dover white. When I said the sample card had yellow in it, (and I was having her paint yellow walls because I did not want yellow) she said it would go on whiter and pure white would be too white. The dover white is too yellow and I have since had outside painted the color white I wanted and that is what I wanted inside. Now I have a whole house full of a color I did not want. Her granite guy did a terrible job (and I had LOTS of granite installed) and I am trying to get her to get him back out here. Have had several granite people look at it and he did not polish edges properly and got metal cut lines following the sink lines. There is a big chunk out of the bottom of the overhang of the granite they installed in the wet bar and the edges of that and a 20 foot piece weren't sealed properly. While installing the wet bar and moving a water line they let water leak and it stained my ceiling but she re-painted it. They were supposed to stain my concrete sunroom floor but it appears to be just painted because it is chipping off. They touched it up once but it is still chipping and looks bad. They finished in late Dec or early Jan so it has chipped since then and I don't use the room for anything but plants yet. I had to delay my move date, and reschedule my movers, four times and every time I gave her an extension she took her guys out to another job. To be fair though I did add some things to the original list. I can't even remember everything but there was a lot I was unhappy with. I liked Jennifer and also really liked her young assistant, Alyssa and I would have rated worse except for two things. 1. Jennifer did try to fix some of the things that went wrong, like the cabinets. 2. I had a lot to complain about as we went along and she was not rude. We were able to talk about things and work them out for the most part. I said I would use her again, and she may not want to after this review, because the experiences I have had since have shown me she is not that bad. I will never live in another house that I even have to paint after the experiences I have had since buying this house in February. It started with a terrible inspection job, where they missed tens of thousands of dollars of stuff, and things have steadily gone downhill since then.
Having said all of that, now after using Chuck Colley and Darren Kirby for work on the outside, I think Jennifer did a better job than they have. They have caused me a lot of expense fixing damage their workers caused (about $2400.00 replacing pool tile that was broken off, cleaning concrete off pool coping, and it will never come off my brick) and am having to repaint my sunroom because concrete stained it, had to pay someone $1800.00 to re-grade my yard because concrete people brought bobcat in on saturated ground. Part of that was to lay grass but should not have needed grass except that they killed it because they left stuff all over it for 3 months. They charged me $100 to rent a machine to transplant my grass because I didn't need much but couldn't do it so they charged me an additional $760 for grass and it only covered about half of what they killed. Part of the $1800 was also to power wash my neighbors street where they let concrete run down the street three houses down and around the corner. I repeatedly asked that they clean it up but it was three months before it was done. They laid a patio that was shaped like a and quot;vand quot; and unusable as a patio. They were supposed to drain it the opposite way they drained it and the only reason we did all of the job as one job, instead of waiting until October to build a covered porch with a kitchen and an outdoor pavilion was to install larger drains and tie the downspouts into them. I wanted them to start Jan 2 and wanted them finished by April15 because I had to re do the pool, overlay concrete, etc and wanted to use my pool this summer. If they could not finish by April 15 I told them i wou;ldenlarge the pool area and wait until Oct to do the other construction. But when Mr Colley brought me a contract with $2000 more in his fee in middle Jan, than we agreed I asked why. I did not get a response and talked to someone else to do the job that was going to start Feb 17. Darren assured me they wanted the job and could be finished no later than April 15, 30th at the latest. It is June 23 and they are not finished. They really didn't even do anything but the concrete until after April 15. I talked to Mr. Colley in Jan and made it clear I wanted him running the job, not Darren. However, Mr. Colley let Darren run the job and backed him up when he did not do the patio as I asked and refused to fix it. They did not tie the downspouts into the drains, did not install larger drains, and my gutters have to make four 90 degree turns before they get to a downspout and I have water rushing down a valley and spurting onto the shingles and will ruin them shortly. They say this was the only way it could be done but other builders and concrete and drainage people disagree. Basically Mr Colley turned this job over to Darren Kirby, Darren Kirby did not pay attention and left everything to the subs and I got lousy work and not the job I paid for. I did not even have the head stone layer here when my stone was laid and it cracked immediately. I mean on all sides of the columns, all the way around, in less than a week. They did fix the ones in the pavilion after I sent a certified letter. but Mr. Colley says this is normal and happens on all of his jobs. The stone is not what I wanted either. They totally disregarded what I wanted and did what was easiest, again because Darren didn't pay attention. He comes up with stories to cover every situation, and when one doesn't work he comes up with another one. He doesn't return my calls and says he doesn't get my texts, although he did until I started complaining and everyone else does. Mr. Colley told me to and quot;be sure Darren gets my textsand quot;. How do I do that?

He graded (leveled) my backyard properly (which was done improperly originally by the builder). He poured a beautiful patio with a meandering sidewalk that went from the patio, around the side of the house, past the front gate to the driveway. I chose a stamped pattern which turned out beautifully. David suggested a border of brushed look for my stamped patio, which I love! I have been extremely happy with his work (it's been almost a year now). Now I am in need of a driveway extension and will be contacting David for that job too! We live on a sloping lot so this had to be done carefully with proper draining. He has been in busy for 30 years and knows concrete. He is superb at ti. For example, I asked him to if he could do the patio with a curve to it. he said sure no problem we do it all the time and can make it look esthetically pleasing. He said we could also do a border that has concrete with brick on the sides. I said I do not want brick back there so I asked if he could do a brick like look. He said sure we do that all the time. They used a stamping and spaying technique. He gave me pictures and addresses to go look at looks like that. The man was fantastic. He showed us good ideas and suggestions but not at all pushy. Just pick and choose what you want and we will make it happen and he did. He was prompt and punctual. When he started the work, he hit the ground running with a large group. He was great, I recommended him to a neighbor who was equally please. Above average and knowledgeable about everything concrete. Easy to work with. He has lots of good designs. He is good at solving problems on the spot. For example, we had an air condition unit that was in the way and to move it would hvae cost an extra $2000 to drain it and everything and he said we can just float it mid air, no problem. We will just raise this thing about three inches and build a small platform and then when they poured the the concrete, they used a quick drying concrete. When they made it around to that area, the concrete stood up enough they were able to put the unit back on it and finished the concrete around it. These are extra things that this man did to help make the job work out even better. Then later he asked if the unit makes to much noise let me know and he did. Told me where to go to buy these rubber pads and we did and he put them in at no charge. That got rid of all the extra noise. Price was very fair, very reasonable."},"url":"https://www.angi.com/companylist/us/tx/tyler/montrose-concrete-inc-reviews-8390130.htm"},"position":9},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"Novation Landscapes & Irrigation","address":{"@type":"PostalAddress","addressRegion":"TX","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"David E."},"reviewBody":"Good job. Only problem was the grout didn't set right because of the hot weather, which resulted in small cracks between the flagstone. Overall a great look for the porch and patio and much easier to care for. The flagstone cap on the shrubbery edging added a more finished look to the shrubbery bed. Their team removed a huge pine tree that was leaning over an oak tree next to it. It was over 100 feet tall and entwined in the oak. They removed everything on the patio that could have been damaged, worked very hard until almost 7 pm and left the yard and patio cleaner than when they came. ...

FAQs for patio service projects in Grand Saline, TX
Yes, installing a patio will usually improve home value, as outdoor entertainment areas are usually quite desirable and make your home more visually appealing. A paver patio usually comes with an impressive ROI of around 80%, while concrete patios should fall between 60% and 70%. Paver patios are considered more desirable and valuable because most home buyers prefer how they look, and they won’t raise your property taxes as a permanent concrete patio would.
Most professionals will take two to three weeks to install a patio and return your yard to its previous condition. The timeline for your patio installation will depend on several factors, though, including landscaping features your installer needs to navigate around, the type of patio you’re having installed, and how long any add-ons, like outdoor kitchens, take to complete. The size of your patio will also play a role in how long it takes, so plan to keep pets and children out of your yard for longer if you’re installing an oversized patio.
The average cost of a paver patio is around $3,800 for a standard, 280-square-foot patio, but prices commonly range from $2,400 up to $7,000, depending on the size, the type of paver you choose, and any add-ons you opt for. The design and shape of your patio can also increase labor costs if your patio installer needs to cut curves in pavers or spend time arranging them in a specific pattern. Some additional costs to consider include site preparation and excavation, as well as additional materials, like concrete, crushed gravel, and drainage equipment.
Some types of patios—usually those that require a concrete foundation—will need permits, while others—like paver patios, which aren’t considered permanent additions—generally do not. However, there are exceptions based on the size of your patio and where you live. We recommend having a professional patio installer determine whether you need permits. Your installer will also be able to pull permits for you, saving you time and energy.
