"Jesse came to asses and bid the job and gave me different options. I thought my water heater was 12yrs old-13maybe, but it was over 20. More bids/estates came in much higher than theirs AND I also learned from others I could buy my own water heater and pay a plumber for insulation only. So I got a new WH and an extended warranty on it. Mother Plumber sent a Fantastic-informative-polite technician Matt to install and warranted his work. AND THEN I learned about the membership without auto renewal AND I saved even more money on that! I can tell you, you can’t beat this company in price and coverage. And i just trust them. Trust is a big issue. They make money, but they give you so much more than the others and coverage thru membership that keeps you safe year after year if you’re smart. Thanks to Mother Plumber, I feel brilliant!"

"Initially contacted Gateway plumbing through the on-line Home Advisor web site on Wed 12/11/2019. Within 30 seconds of punching the button on Home Advisor I got a tel call from them......talk about Johnny on the spot! Was asked if I wanted the work to be done That day or what would be convenient; said would call back after checking my schedule. Called back later that day and asked if 0900 the next day (Thursday) would work. Howard said OK and confirmed the appointment. On Thursday morning, got a call from Howard asking if it would be OK if he showed up early (now how often does THAT happen with service providers?). Heck yes, it is OK! My issue was a persnickety Master Bathroom toilet that had devolved to the point of rocking me to sleep when going to the john; for a well deserved movement. Had been having issues with that rascal for awhile and other plumbers had been somewhat less than adequate to resolve the issue. Howard showed up early as promised, and for lack of a better phrase, he got me on the road again. Howard was exceptionally polite, courteous, and professional! He described what he was doing and pointed out potential problems that might arise in the future. He cleaned up the work area quite well when he was done and invited me to a (clothed) test run. All went well. Fast forward a few hours and gave Mr. Persnickety a trial by fire.... all them rascals were sent to sea successfully without me being rocked to sleep. Mission Accomplished! This being my first encounter with Gateway Plumbing, I can only attest to this experience, but if this any indicator of Gateway Plumbing as a whole, you can bet they will be my very first choice in the future for any plumbing needs! Howard is a true champ............. Richard, he needs a ginormous pay raise........ Many thanks for the fast and professional response!"

"More professional than Iâ ve dealt with in years! Communicated everything and followed through as stated. Provided future option which we went ahead with as they were already there and it would be financially a little lower fee. They were completely fair with the outcome. They left the work area cleaner than they found it :)"

"Fernando has been my go to guy for all Septic tank inspections and other plumbing issues. As a realtor I need someone dependable who will get done right the first time. Fernando always gets it right the first time."

Toilets questions, answered by experts

Yes, frozen pipes can prevent a toilet from working correctly. If the pipes are frozen, water cannot flow, which means your toilet tank won't be able to refill after a flush. This will prevent the toilet from flushing again. Depending on which lines are frozen, the ice can also block the drain pipe, preventing water from flushing away.

As a temporary workaround, you can manually add water to the tank for each flush. To clear a frozen drain pipe, you can try filling the toilet bowl or tank with warm water and flushing to help thaw the ice. However, the best long-term solution is to unfreeze the pipes to get your toilet back in working order.

A running toilet is not a plumbing emergency, but you will want to try some DIY fixes or call in a plumber to prevent wasting gallons of water. The three most common causes of a running toilet are a broken or dirty flapper, an incorrectly sized chain between the flush lever and flapper, or a float that is out of position.

You definitely can over-tighten toilet tank bolts. Unlike some other materials, porcelain can’t bend or flex, so when you over-tighten a screw into it, it could break against the added pressure. Only tighten them as much as needed to keep them in place and firm; any more and you could risk breaking the porcelain.

Completing a full standard bathroom remodel offers the best value, with an average return on investment (ROI) of 70%. However, you don't need a full remodel to make an impact. To maximize value, focus on key components like flooring, the tub and shower, vanity, and cabinets. High-value upgrades include installing a walk-in shower, resurfacing a tub, retiling, or expanding the shower. For more budget-friendly options that still increase value, consider repainting with a light, neutral color, or updating the mirror and light fixtures. It's also crucial to address any necessary repairs, such as leaks, mold, or cracked tiles, as buyers will notice these issues. Avoid flashy upgrades like bathtub jets or steam showers, which don't add as much value.

Toilet handles can get stuck for a couple of reasons, but it’s commonly an issue with the chain. Remove the lid and check the chain’s connection, running from the flapper to the handle arm. Sometimes the chain gets snagged on or against another part of the tank.

The chain might not have the right tension. For example, a chain that’s too short can make the handle feel stuck. Check that there’s some slack in the chain. Old, worn-out flappers can get stuck, too. In this case, you’ll need to see which size toilet flapper you need.
