Removing the toilet showed the flange was installed incorrectly 23 years ago by another plumber which caused the flange to break and cause the leak. Adam came in to replace the flange and install a new updated toilet. His photos confirmed that the flange was installed correctly and the toilet works great. We should have done that ourselves. Water Heater did have problems and we were happy to get a new one and have installed. There again, paid a high price for water heater."
