Foundation cracks that are 1/8 inch wide or less, aren’t uneven across the gap, and don’t continue widening over time are usually just normal settling cracks and don’t suggest structural issues. Horizontal cracks and stair-step cracks on foundation walls, any cracks that continue widening, are wider than 1/8 inch, or where one side juts out beyond the other, are often indicative of structural damage.

Yes, a house can collapse from severe foundation problems if left unchecked, which is why it’s so important to carry out routine foundation inspections and call for repairs at the first sign of an issue. Foundation cracks often take years to get to the point where your home is at risk of collapsing. Implementing a solution quickly, even if your issue seems minor, is always worthwhile.

Although it is possible for a house to collapse from a sinking foundation, it will likely take many years, and signs of major issues will be apparent for a while. Homes on hillsides or in areas that experience frequent washouts are at a higher risk of collapse. Still, barring a natural disaster or extreme circumstances, houses are unlikely to fully collapse from foundation damage.

It’s usually not a big deal if your foundation sinks between 2 and 3 inches into the ground after construction, provided the settlement occurs evenly. This is usually indicative of normal settlement that occurs as the soil under your home adapts to the weight of the structure. If the home sinks more into the ground or the settlement occurs unevenly, leaving portions of your home to sink further down than others, then call a foundation repair specialist to address the issue and avoid additional damage.
