"Very conscientious about preparation prior to filling cracks. The seal coat was done very well, and I feel much better about the driveway being protected. The pricing was better than I expected."

"My gravel driveway was a complete mess. Full of ruts and potholes. The completed repair job is amazing. The entire experience was positive. Greg took his time to review with me what needed to be done and what the cost would be. His crew was professional, knowledgeable, skilled, respectful of my property, and courteous in every encounter. Would highly recommend and will definitely use for any other projects!"

"We needed some patching and crack filling in our driveway and parking pad and chose J&A after getting bids from 2 other vendors. We were extremely happy we chose them, as they did a beautiful job with the patching, as well as filling some pretty serious cracks. Once sealed it was a top notch job, and we would definitely recommend them to anyone looking for a professional looking result."

Asphalt Driveways questions, answered by experts

Instead of a set number of types, asphalt comes in variations designed for different needs. Some are categorized by temperature—hot mix, warm mix, and cold mix. Others are sorted by composition, like dense-graded, gap-graded (such as Stone Matrix Asphalt), porous, and mastic asphalt. There are also modified versions with added compounds like polymers, rubber, or emulsions. Instead of focusing on a number, it may be more useful to understand how contractors customize asphalt for durability, climate, and traffic conditions.

When comparing installation costs, asphalt is often less expensive upfront than concrete. Asphalt prices typically range from $7 to $15 per square foot, while concrete can range from $3 to $18 per square foot. However, long-term costs should also be considered. Concrete driveways generally last longer (up to twice as long) and require less maintenance, which can make them more affordable over their lifespan. While asphalt has a lower installation cost and is easier to repair, it requires more frequent maintenance, such as sealing, which can add up over time. Therefore, while concrete is more expensive initially, its durability may offset the cost in the long run.

Think of the street as a way to capture all the elements on either side of the road, including the road—a street encompasses the homes or other buildings, the trees, and the road of a given area as defined by the beginning and end of the street on a map. A roadway, however, is the component of the street where cars travel.

While blacktop is a type of asphalt, the terms should not be used interchangeably, as not all asphalt qualifies as blacktop. The primary differences are in their composition, production process, and ideal applications. Blacktop contains more stone than other types of asphalt and is heated to a higher temperature during production—300°F or more—while hot-mix asphalt is heated to between 275°F and 300°F. The ratio of bitumen (a tar-like crude oil) is a key differentiator, though sources vary: some state blacktop has less bitumen, making it less durable, while others claim it has a higher ratio. Due to these differences, asphalt is generally more durable and better for high-traffic areas like highways and streets, while blacktop is more suitable for playgrounds and residential driveways. For a driveway project, it is best to consult a professional to determine the most appropriate material.

New asphalt goes through two stages: drying and curing. Drying typically takes 24 to 72 hours, after which the surface is solid enough for light use like walking or careful driving. While you may be able to park on it after 72 hours, the surface is still soft and should be treated gently. Full curing is a much longer process, taking anywhere from 30 days to a full year for the asphalt to reach maximum strength. During this extended curing period, the asphalt is susceptible to damage from heavy vehicles, sharp objects, and high temperatures. Factors like weather, the specific asphalt mix, and application thickness all influence drying and curing times. For the most accurate timeline and to ensure the longevity of your new asphalt, it is always best to consult with your installation contractor for their specific recommendations.
